Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which market is my 78750 price range in?

No single range here closed ten homes in the last three months, so the year is the better read, judged by sale price against original asking. Over the past twelve months the $500,000s and $600,000s ran as seller’s markets for those ranges. No price range here closed ten homes in the last three months, so the price-range table is left off this page.

The $800,000 range did too. Above a million dollars, where Jester Estates and Spicewood at Balcones Villages sit, part of the business is private and the public reading tells less.

How does 78750 sit among the Northwest Austin ZIP codes?

Fastest to contract and lightest on supply of the six.

Anderson Mill and Jester owners can read the bigger picture on What should you know before selling a home in Northwest Austin?

Nearly everything that sells here is older housing: the Anderson Mill villages and Deerbrook from the 1970s and 1980s, Jester Estates and Jester Point on the hills, and Park West among the condos. A buyer is comparing houses of the same era, so updates and condition carry the price.

Why do I watch months of supply around Jester and Spicewood?

Chris’s position, Watters International Realty positions library, approved September 9, 2026.

Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.

In 78750 it is 2.7 months at the current pace, the lightest in Northwest Austin against the metro’s 5.9, which is why the right house here sells inside a month.
