Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which market is my Canyon Creek price range in?
The ZIP code closes too few homes for a three-month read by range, so this is the twelve-month picture, judged by sale price against original asking for each range overall. The ranges from $600,000 through the $700,000s, the heart of Canyon Creek, all ran as seller’s markets for those ranges. No price range here closed ten homes in the last three months, so the price-range table is left off this page.
Above that the record thins out. The $900,000 range leaned toward buyers, and so did the range just over a million dollars, where some sales happen privately.
How does 78726 sit among the Northwest Austin ZIP codes?

The Four Points corner beside the rest of the area is on What should you know before selling a home in Northwest Austin?
Canyon Creek, built mostly in the late 1980s and 1990s, holds the larger single-family homes, while Woods at Four Points and Preserve at Four Points Centre are newer, and Versante Canyon adds condos. A buyer can tour all three kinds in an afternoon, so the house that looks like the best value for its age wins.

Mostly, with the ZIP’s small sample in mind. Give us the address and you will see the homes your buyer would see.
- Closely, for a Canyon Creek house in the $700,000s, the busiest part of the ZIP code.
- Loosely, for a condo at Versante Canyon or Villas at Canyon Creek, which trade on their own terms.
- Loosely, above a million dollars, where only a handful of homes sold and some trade privately.
- Best, when your asking price is based on this year’s closed sales, not last year’s.

Why do I watch months of supply in Canyon Creek?
Chris’s position, Watters International Realty positions library, approved September 9, 2026.
Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.
In 78726 that figure is 5.2 months, the heaviest in Northwest Austin and close to the metro’s 5.9, which is why the first price matters so much here.
