Why are so many Avery Ranch sellers cutting their price?
Quick answer
Mostly because they opened above what buyers were paying in a balanced neighborhood. Avery Ranch homes closed at 96.0% of original asking over the last three months, yet 72.7% of the homes listed now have cut. Bigger houses made up more of this year’s sales, and each foot of them brought less.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Avery Ranch median rise while price per foot fell?
Because bigger houses sold. The typical Avery Ranch sale over the past twelve months had 2,633 square feet, against 2,335 the year before.
So the median rose to $598,200 from $590,000 over those two years, while each square foot brought less. When the middle house grows, the median grows with it even if no single home gained value. Each period is on its own row.

Is Avery Ranch a buyer’s market or a seller’s market?
Balanced, for the neighborhood as a whole. Homes that sold over the last three months closed at 96.0% of their original asking price, inside the range my rule calls balanced.
The strain shows in the listings. Of the homes for sale on the analysis date, 72.7% were already below their first price, so a buyer touring Avery Ranch Far West or Avery Station this weekend has watched several neighbors come down. Your opening number gets read against theirs.
Which Avery Ranch price ranges are moving?
The middle and upper middle. Over the past twelve months the ranges from the $600,000s through the $700,000s closed as seller’s markets for those ranges.
Table 2. Avery Ranch homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. | Price range | Sold | Median sale price | Median days on market | Share of listings that failed to sell | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |

| $450,000 to $499,999 | 23 | $455,000 | 39 days | 28.1% | 7 | 0 | 5 | 3.7 | balanced |
| $550,000 to $599,999 | 13 | $539,000 | 51 days | 23.5% | 3 | 0 | 3 | 2.8 | balanced |

The $900,000 range went the other way and leaned toward buyers for that range, and the lower ranges were balanced. How Avery Ranch fits inside its ZIP code is on Is 78717 a buyer’s or seller’s market for Avery Ranch owners?
Sell now, or wait?
For a house that is ready, the record leans toward listing, because buyers are closing at nearly full asking when the first price is right.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if your home sits in the $600,000s or $700,000s, where buyers paid close to the opening number.
- Wait if the house needs updates a buyer would set against a renovated plan down the street.
- Wait if the move only works at last year’s price per foot.
While the home is coming soon I also show it to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and you choose among the options.
Your situation
Avery Ranch has no builder competition right now, so your rivals are other owners, and most of them have cut. Buyers here compare floor plans, lot backing and updates house by house.
The useful question is which Avery Ranch listings a buyer would see the same weekend as yours, and whether yours looks like the best value among them.
