Quick answer

Why are Barrington Oaks prices lower?
Because prices fell, and the mix of homes explains only a little of it. The median dropped to $510,000 this past year from $555,000 the year before, while the homes that sold were about the same size.
Price per square foot came down too, to $320 from $331. Fewer homes sold than the year before, so this is a quieter market at lower prices.

Is Barrington Oaks a buyer’s market?
Over the past year, narrowly, for the neighborhood as a whole. Homes closed at 93.9% of original asking, just under the 94% line my rule uses, and the year before read the same way.
The last three months were firmer, though with only a handful of sales. Of the three homes listed now, one has cut.

Sell now, or wait?
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if the house has its big repairs done, since buyers here are negotiating.
- Wait if it needs a roof, windows or a kitchen a buyer would price against heavily.
