What changed for Great Hills sellers over the past year?
Quick answer
Buyers got more room. Great Hills read as a buyer’s market over the last three months for the neighborhood overall, after a balanced year, and each square foot brought less than the year before even as more homes sold. Most of the homes listed today have already cut.
Public-record median: $953,750 for Great Hills sales recorded in the MLS, twelve months ending October 20, 2026. That figure is the floor of what the MLS caught, never the value of a Great Hills home; some of the larger homes here sell privately and never reach the record.
What we analyzed

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What happened to Great Hills prices this past year?
The middle held while value per foot fell. The median came to $953,750 over the past twelve months against $950,000 the year before, a near match.
Price per square foot dropped to $333 from $366 over the same two years, because the homes that sold were bigger. A larger middle house props up the median while each foot of it brings less.

Is Great Hills a buyer’s market right now?
Over the last three months, yes, for the neighborhood as a whole. Homes closed at 91.5% of original asking, below the line my rule uses for a buyer’s market, while the full year read as balanced at 95.6%.
Nearly two thirds of the current listings have come down from their first price, 64.7% of them. A seller who opens high here is competing with neighbors who have already moved.
Which Great Hills price ranges hold up?
The range just above a million dollars was balanced over the past twelve months, and the next range up leaned toward buyers for that range.
Table 2. Great Hills homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. | Price range | Sold | Public-record median sale price | Median days on market | Share of listings that failed to sell | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|---|---|
| $1,000,000 to $1,249,999 | 13 | $1,000,000 | n/a (private sales) | n/a (private sales) | 4 | 0 | 2 | 3.7 | balanced |

At those prices part of the market sells through a broker-to-broker private network, so the public figures describe only the listed side. Great Hills within its ZIP code is on What does 78759 mean for a Great Hills or Mesa Park seller?
Sell now, or wait?
The case for listing rests on the house more than the season.
- Sell now if your asking price is based on this year’s closed sales, not last year’s per-foot prices.
- Sell now if the house is updated, since buyers here are choosing among older homes from the 1980s and 1990s.
- Wait if the roof, windows or systems are due, because a buyer will price that work against an updated neighbor.
- Wait if you need last year’s price per foot to make the numbers work.
Your situation
Great Hills has no builder listings, so you are competing with other owners of similar-age homes, most of whom have cut. Bigger houses carried this year’s sales at a lower price per foot.
For your house the question is how its size, updates and lot stack up against the Great Hills listings a buyer will walk through, listed and private.
