Builders list 91.2% of the homes for sale in Double Eagle Ranch, Cedar Creek, and in the three months ending October 15, 2026, homes closed at 91.5% of original asking, a buyer’s market for Double Eagle Ranch as a whole. A resale here is competing with Meritage Homes and Coventry Homes first, so in my read it is priced against a builder’s home, and a price point changes which market a home is in. Check what Meritage Homes is asking near your price.

53 Cedar Creek homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes. That includes 1 in Double Eagle Ranch.
Every number on this page covers Double Eagle Ranch only. What the Cedar Creek market as a whole means for a seller is on Is Riverbend at Double Eagle setting the price for every Cedar Creek seller?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Almost every home for sale in Double Eagle Ranch carries a builder’s name: 91.2% of the listings, under four builder names. Meritage Homes has the most, Coventry Homes comes second, and Scott Felder Homes and Caledonia Builders have a few each.
Asking prices are the only price a listing has: builder listings ask a median $353,990 and the three resale listings ask a median $689,999. Sold prices come further down the page.
Builder listings turn up under both MLS names folded into this page, Double Eagle Ranch and Riverbend at Double Eagle. For the other Cedar Creek homes a buyer might see next, go to Selling near Riverbend at Double Eagle? Which homes your buyer sees next.
Table 1. Builder listings in Double Eagle Ranch by builder name on the MLS record, as of October 16, 2026; 31 builder listings of 34 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Meritage Homes | 19 | $304,990 to $410,990 | $356,990 |
| Coventry Homes | 8 | $319,900 to $369,900 | $334,900 |
| Scott Felder Homes | 3 | $559,990 to $639,990 | $582,990 |
| Caledonia Builders | 1 | $649,990 to $649,990 | $649,990 |
Builders hold nearly every listing here, and homes still closed at 91.5% of their original asking price over the last three months. That puts Double Eagle Ranch below the 94% line for a balanced market, and the reading belongs to the subdivision as a whole; your price point can sit in a different market.
The supply count points the other way. At 4.1 months of inventory, against 6.0 for the Austin metro, Double Eagle Ranch looks tight, and months of inventory is only how long it would take to sell every listing at the recent pace. In my read the sale prices outrank it because most of the listings, 70.6%, have already cut.
Over the last three months the typical home took 77 days to go under contract, against 64 days in the same three months last year, and the largest group of homes took more than three months. Whether that is the market or the first price is the subject of Does a lower price buy a faster contract in Cedar Creek?

| Measure | Double Eagle Ranch, 90 days | Cedar Creek, 90 days | Double Eagle Ranch, twelve months | Cedar Creek, twelve months |
|---|---|---|---|---|
| Homes sold | 25 | 48 | 108 | 228 |
| Median sale price | $354,990 | $371,950 | $358,070 | $369,995 |
| Median days on market | 77 days | 64 days | 136 days | 99 days |
| Share of original asking price | 91.5% | 93.2% | 86.9% | 90.4% |
| Price per square foot (median) | $168 | $178 | $169 | $181 |
Price per square foot fell on both comparisons: $168 over the last three months against $192 in the same three months last year, and $169 over twelve months against $210 in the twelve months before.
The median sale price went the same direction, $354,990 against $400,000 for the three months and $358,070 against $518,004 for twelve months.
Sale price as a share of original asking was nearly level over the three months and lower over twelve months, and Table 2 gives both pairs. New builds were 85.2% of the twelve-month sales, and I lack the mix for the year before, so I draw no line from it to the lower prices.
Cedar Creek as a whole sold at $178 a square foot over the last three months, against $168 here. The town-wide picture is on Is Riverbend at Double Eagle setting the price for every Cedar Creek seller?

| Twelve months ending October 15, 2026 | 108 | $358,070 | 136 days | 86.9% | $169 |
| Prior twelve months (October 16, 2024 to October 15, 2025) | 60 | $518,004 | 107 days | 92.6% | $210 |
New builds were 76.0% of the closings over the last three months, and no home that closed was built before 2015. That leaves six resales to read against the new builds.
The new builds closed at 91.5% of original asking and went under contract in a median 69 days. The resales closed at 91.8% in a median 104 days.
The prices sit on different scales, a typical resale at $637,242 against $342,990 for a new build. The MLS holds no reason for the gap, so I read the two groups apart. What your own home is worth next to a builder’s is on Can a Cedar Creek resale hold its price beside a builder’s finished home?
Riverbend at Double Eagle is recorded under its own MLS name and folded into this page. It supplied most of the twelve-month closings, and its typical home was built in 2025. Double Eagle Ranch Sec 1 is the older group, with a median build year of 2019.

A 90-day reading needs 10 sales in a range, and none here got there, so each reading below uses twelve months.
$350,000 to $399,999 is the busiest range and reads as a buyer’s market on twelve months, the same as the subdivision.
$300,000 to $349,999 and $400,000 to $449,999 read the same way. Timing at your price is on Few Cedar Creek homes are under contract right now. Should you list now or wait?
