Cedar Creek is a buyer’s market overall: homes closed at 93.2% of original asking in the three months ending October 15, 2026.
In my read, Riverbend at Double Eagle, the busiest community by closings, does not set the price for every seller, because the communities around it closed at very different medians over the past twelve months. A price point also changes which market a home is in.

53 Cedar Creek homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Overall, Cedar Creek reads as a buyer’s market. Homes closed at 93.2% of their original asking price over the last three months, under the 94% line I use for a balanced market, and that is the reading for the town as a whole. A price point changes which market a home is in, and the range table on Does 78612 describe your Cedar Creek home? Check the reading for your price range shows where.
Supply agrees, with 7.9 months of inventory against 6.0 for the Austin metro. Months of inventory is the time it would take to clear every listing at the current pace of sales, with no new ones added.
The ZIP code, 78612, shows the same 7.9 months, and the chart below puts the town beside the metro.
Almost half of what is for sale in Cedar Creek carries a builder’s name. Meritage Homes lists the most of the 9 builder names the MLS shows, with Saratoga Homes next.
Sales lean the same way. A little over half of the homes that closed in the last three months were new builds, 52.1%, and only 10 homes built before 2000 closed in those months. A seller with an older house has little recent history of its own kind to point to.
The builders, their asking ranges and the communities are laid out on Selling near Riverbend at Double Eagle? Which homes your buyer sees next
Cedar Creek sellers face lower prices than a year ago. Over the past twelve months a square foot of the typical home sold for $181, against $203 in the twelve months before that.
Fewer homes changed hands too: 228 closed over the past twelve months against 244 the year before.
What that does to the number for your own house is on Can a Cedar Creek resale hold its price beside a builder’s finished home?
Riverbend at Double Eagle is the busiest community in town by closings, and the typical home that sold there over the past twelve months closed at $341,500.
The communities beside it closed at other medians. RAILHEAD closed at $409,990 and Double Eagle Ranch at $596,500, and the typical home in each was built in 2025, like Riverbend’s.
Older neighborhoods sit apart again, with River Crossing at $750,000 and Bluebonnet Acres at $319,000. In my read, a seller is priced against the homes in their own community and price range first, and Riverbend’s figure is one reference among several.
Cedar Creek is a slow market for a seller who wants a contract quickly. The typical home took 99 days to go under contract over the past twelve months. Why some listings find a buyer and others wait is on Does a lower price buy a faster contract in Cedar Creek?
The first is pricing against listings that have already conceded once. Most of the homes for sale sit below their original asking price, which sets the price a buyer expects to see.
Next comes the house a buyer sees on the same tour. In my read, that is often a builder listing, since builders hold almost half of the homes for sale.
The third is a price range with too few recent sales to read. Most ranges had fewer than 10 sales in the last three months, so I read them on twelve months instead. Timing range by range is on Few Cedar Creek homes are under contract right now. Should you list now or wait?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
You can see that gap in Cedar Creek’s listings, where most of the homes for sale have already come down from their first price.
Buyers did close 48 homes in the last three months, so they are here at the prices they can afford.
