In the three months ending October 15, 2026, a lower price did buy a faster contract in Cedar Creek, and sellers paid for the speed in price.
In the one range with enough recent sales to read, the typical home went under contract in 32 days and closed at 92.0% of original asking, a buyer’s market for that range. In my read, the quick sales opened close to recent closings and the slow ones opened above them, and 68.5% of the homes for sale have already cut. Test your ask against those closings, and against any new home in Riverbend at Double Eagle near your price.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
A listing failed to sell if it expired or was withdrawn. Counting every listing that closed, expired or was withdrawn in the last three months, 36.0% failed to sell in Cedar Creek and 39.9% in the Austin metro.
Cedar Creek’s share is lower than the metro’s and still more than one listing in three. The MLS gives no reason for any single listing, so the explanations here are my read. The chart below sorts the sales by days to contract.
Cedar Creek is a slow market for a seller who wants a quick contract. In the last three months, 13 homes went under contract inside the first month, and 16 needed more than three months.
Table 1. How long the 48 homes that sold in Cedar Creek took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 13 |
| 31 to 60 days | 10 |
| 61 to 90 days | 9 |
| More than 90 days | 16 |
The two middle groups in Table 1 are smaller, so sales cluster at the ends. New builds took a median 67 days and resales 63, which leaves a resale little speed advantage over a new build.
Sold homes gave ground on price. About one in ten, 10.4%, closed at or above its original asking price, and the typical home closed at 93.2% of it.
Meanwhile 81 new listings arrived while 48 homes sold, so a buyer in Riverbend at Double Eagle or anywhere else in town has plenty to choose from.
What the two kinds of home sold for is on Can a Cedar Creek resale hold its price beside a builder’s finished home? Who the builders are, and what they list at, is on Selling near Riverbend at Double Eagle? Which homes your buyer sees next
The typical Cedar Creek listing has been on the market 86 days so far, and the cuts run through builder and resale listings alike.
In my read, a cut after weeks on the market tells buyers the first price missed, and the listing then carries more days than the newer ones near it. Whether to list now with that in view is on Few Cedar Creek homes are under contract right now. Should you list now or wait?
Some of the wait belongs to the market. Cedar Creek reads as a buyer’s market overall, with 7.9 months of inventory against 6.0 for the Austin metro, and buyers there have room to be choosy.
In my read, the gap between a quick sale and a slow one in Cedar Creek is how close the first price sat to recent closings. Two homes in the same community, listed the same week, can land at opposite ends of the days-to-contract table above because one opened where buyers had been paying and the other did not.
Start with the price. Compare your asking price with what homes in your range closed for against their first asking prices, since that is the figure a buyer compares you with.
Then look at the days, and set your listing’s days on market against the typical listing’s so far. In my read, a listing past that point looks stalled to a buyer. Last, check the promotion: how quickly a buyer’s agent hears back after a showing request, and whether the listing was seen widely in its first week.
If you have had tours and no offer, the price is the first thing to test. If you have had no tours at all, test the promotion first.
Price range matters here. In the $400,000 to $449,999 range, the typical home went under contract in 32 days and closed at 92.0% of original asking, a buyer’s market for that range.
In my read, the speed was paid for with price. The readings for the other ranges describe each range overall, and your street and your home’s condition can still shift them. They sit in the table on Does 78612 describe your Cedar Creek home? Check the reading for your price range

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
Cedar Creek’s numbers fit the price part of that, since sellers have been cutting.
