Top-Rated Real Estate Agents for Texas Buyers and Sellers

Do Marble Falls new builds really sell faster than resales?

Quick answer

In the three months ending October 15, 2026, Marble Falls new builds reached a contract in a median 65 days and resales in 67, so a new home is not the quicker sale. In my read, a listing that stalls here has a price problem more often than a market problem, because homes are still selling and the ones that sold came down to meet their buyers.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

26 Marble Falls homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Do new builds reach a contract faster than resales in Marble Falls?

No, not by much. In the last three months new builds went under contract in a median 65 days and resales in 67, nearly the same pace.

In my read, that leaves a resale seller with no cushion, because the new Lennar or D.R. Horton home down the road is not the slower sale. If the kind of home does not set the pace, the cause sits with the listing itself, which means its price, its promotion and its product, and the last section checks each. How long do Marble Falls homes take to reach a contract?

Marble Falls is a slow market, and the spread is wide. More homes needed over 90 days than fell into any other group, 17 against 11 inside the first month, and Table 1 gives all four groups.

The two middle groups are the smallest, so a listing here tends to land at one end of the table or the other, quick or slow.

In my read, the opening price decides which end. A home that opens where buyers have already looked finds its buyer early, and one that opens high spends its first months showing the market it is too high.

Is a slow sale in Marble Falls the market or the listing?

The market is not worse than the metro on the one outcome the MLS records. In the last three months, 31 listings failed to sell, which means they expired or were withdrawn without a sale. Counting every listing that reached an outcome either way in those months, the share that failed to sell was 39.7% in Marble Falls and 39.9% across the Austin metro.

The MLS does not record why any one listing failed, so the reasons on this page are my read. In a town where Thunder Rock leads closings and Lennar and D.R. Horton hold most builder listings, my read starts with price. The chart above sorts the homes that did sell by the days they needed.

Are Marble Falls sellers still cutting their price?

Price cuts sit mostly on the resale side. Resale listings have cut far more often than builder listings, so the sellers a new listing stands beside have usually conceded once already.

A cut arrives after the first buyers have seen the first price, which is why the opening number matters more than the second. My view of what decides speed in a listing’s first weeks sits on the Manor page How long does it take to sell a home in Manor, and what speeds it up?

What did the Marble Falls homes that sold do?

The homes that sold gave ground first. Just 3 homes closed at or above the price they first listed at, and the typical sale came in at 93.9% of original asking.

A buyer in this market is paying less than the sign said, and a seller who opens at the number they hope for is asking the first buyers to do the correcting.

Does my price range change how fast a home sells?

Only one range had enough sales to read over the last three months, the $300,000 to $349,999 range, where homes went under contract in a median 65 days, the same pace as the town. Every other range had too few recent sales to time.

How buyers paid in each range, against the first asking price, is on Should you sell your Marble Falls home now, or wait for a faster market? and the tables behind every range are on 78654 housing market: is the ZIP the same market as Marble Falls?

How do I tell a price problem from a promotion or product problem?

Start with price, because it is the problem a seller controls fastest. Set your number beside the homes that closed in your range and beside the listings that have already cut. If yours sits above both, the market is not the reason it is quiet.

Promotion is the next check. A listing that gets showings and no offers has a different problem from one that gets no showings, and a buyer’s agent who calls and waits for an answer is showing something else by then.

Product is the last. Buyers here can tour a new home that afternoon, so a house with work visible from the street or flagged in an inspection is competing at a disadvantage that price alone has to cover.

Which listings are most at risk of stalling here?

Some of what raises or lowers the odds you can check yourself. If that is you, the fastest way to know is to run your address.

Your situation

The listings that fail tend to trace back to a price problem, a promotion problem or a product problem, and in a market this slow each one costs months.

Ask it of your own listing: at the price you would open at, with the marketing it would get, would a buyer choose it over the Thunder Rock or Lennar home they see next?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Marble Falls fits the first part. The homes that sold closed below where they started, and the cuts on the homes for sale now are the same correction arriving earlier.
