Top-Rated Real Estate Agents for Texas Buyers and Sellers

Should you sell your Marble Falls home now, or wait for a faster market?

Quick answer

Sell now if your Marble Falls home is priced to recent sales, above all in the $300,000 to $349,999 range, the one range with enough sales to read in the three months ending October 15, 2026. That range reads balanced, a step better than the town overall, which is a buyer’s market, and a price point changes which market a home is in; D.R. Horton lists new homes there, so selling now means pricing to the closed sales. In my read, wait only if the home needs work before a buyer sees it, because these figures give me no reason to expect a faster market.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

26 Marble Falls homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

What these numbers mean if you are selling is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro's?, and every number on this page is also broken out in the tables on 78654 housing market: is the ZIP the same market as Marble Falls?

Are more buyers showing up in Marble Falls than a year ago?

Fewer homes sold this season than last in Marble Falls: 47 in the last three months, against 56 in the same three months a year ago. A seller waiting for a rush of buyers is waiting for something these figures do not show.

Right now 7 homes are active under contract and 21 more are pending, which are houses a buyer has already chosen, and Thunder Rock, the community that closed the most homes over the past twelve months, is mostly new homes. The chart below puts this season beside the same season last year.

Does my price range change when I should list?

It does, because the town reads as a buyer’s market overall and only one price range had enough sales to read separately over the last three months. Table 1 shows that range, and the other ranges are read on twelve months.

Table 1. Marble Falls homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

Homes in the $300,000 to $349,999 range closed at 94.1% of original asking, just inside the balanced zone for that range. D.R. Horton lists in this range, and Lennar’s typical asking price sits in the range below it, so a resale here is priced beside a new home.

The $250,000 to $299,999 range saw only 5 sales this season, so I lean on the year.

Its twelve-month record has 27 sales and reads as a buyer’s market for that range, and builders hold most of the homes for sale there.

The $350,000 to $399,999 range also saw only 5 sales this season.

Its twelve-month record has 27 sales and reads as a buyer’s market for that range, with lighter supply than the town and no builder homes for sale, so a resale there competes with other resales.

How builders sit across these ranges is on Which price ranges in Marble Falls have no builder homes competing with yours?

What if my home is priced above $400,000?

Each range from $400,000 up has only a handful of recent sales, so every reading rests on the twelve months. Most of the ranges that carry a reading are a buyer’s market for that range, and the $800,000 to $899,999 range reads balanced.

The $700,000 to $799,999 range shows the problem: 10 homes for sale against 3 sales over twelve months, too few for any reading.

A seller there learns more from the walkthrough than from a town average.

Does a buyer’s market mean I should wait?

The town reading describes what buyers paid against the first asking price in Marble Falls overall, and a price point changes which market a home is in. It says nothing about a better reading arriving later, and I do not predict where the market goes, so a case for waiting has to rest on something in your own house.

Condition is the clearest such reason. A home that an inspector would mark up loses ground to a new home beside it, and fixing it first is a fair reason to hold off. Waiting for the market to improve is a reason I cannot support from these figures.

The listings you would be competing with have cut already, and why listings fail here is on Do Marble Falls new builds really sell faster than resales?

Sell now, or wait? Which one fits your home?

The town figures point one way and your price range can point another, so I sort a home by its range before I give an answer. If that is you, the fastest way to know is to run your address.

Your situation

Marble Falls gives a seller two questions at once. One is the date on the calendar. The other is the house a buyer sees first, which in the lower ranges is often a Lennar or D.R. Horton home.

For your home, then: if you listed this month, which homes would a buyer see first at your price, and would yours be the one they keep?
