In the three months ending October 15, 2026, the typical Marble Falls sale came to $180 per square foot, against $237 in the same three months last year. In my read, a buyer prices your home against the new builds for sale today, which ask less per square foot than resales do here, and not against what a neighbor got last year.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

26 Marble Falls homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro's?, and every number on this page is also broken out in the tables on 78654 housing market: is the ZIP the same market as Marble Falls?

A new build hands a buyer a yardstick, and the last three months show how far apart the two kinds of home sold. A resale in Marble Falls sold for $253 per square foot at the typical sale, and a new build for $150.
Thunder Rock, the town’s busiest community over the past twelve months, has a median build year of 2026, so its sales mostly show what new construction sells for. In dollars, resales sold at a typical $442,500 and new builds at $291,499.
The gap shows what each kind of home sold for. It does not show that one pulled the other down, since they are different houses.
Buyers paid close to the same share of the first price on both: 93.0% of original asking on new builds and 94.1% on resales. The chart below sets the two kinds of sale side by side per square foot.
Builder listings ask a median $303,190, or $160 per square foot, and resale listings ask $316 per square foot.
Builder asking spans $249,999 to $1,750,000, which makes the median a weak guide to any single house. Most of the volume is Lennar and D.R. Horton at the low end, which means a buyer weighing your resale is comparing it with homes asked well below it per square foot.
A buyer reads those asking numbers as a reference for yours. The builders, communities and prices on a buyer’s tour are laid out on Which price ranges in Marble Falls have no builder homes competing with yours?
Per square foot, yes: $180 in the last three months, against $237 in the same three months a year earlier. The typical sale price tells the same story, $344,900 against $419,500 over those two periods.
A median moves with what sells, and this season new builds were 48.9% of the closings, so I weigh the per-square-foot figures first. If you are anchored to what a neighbor got last year, those are the numbers to read. The longer twelve-month record is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro’s? and whether to list now or later is on Should you sell your Marble Falls home now, or wait for a faster market?
The comparable sales you are handed come from a short list of recent closings, and the list leans new. New builds were close to half of those closings, so few sales of the same age as an older home sit on the list.
An owner in Highland Haven or Pecan Valley has few sales of the same age to point to, and the newer sales that fill the list were mostly priced by builders. Whether that helps or hurts your home is a question for the walkthrough, because the average cannot answer it.
In my read, start from what resales like yours have closed at, then ask whether your home gives a buyer something the new house down the road does not. If it does, the price can say so. If it does not, the buyer will do the comparison for you, and the new build wins it on condition.
That is why I use the per-square-foot figures as a check on a price and never as a target. Why Marble Falls listings stall is on Do Marble Falls new builds really sell faster than resales?
The appraisal district’s number belongs to the tax record. A buyer’s number is the one written into the contract, and I do not predict appraisal outcomes.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Burnet Central Appraisal District (https://www.burnetad.org). What WIR can tell you is what a buyer would pay.

A buyer in Marble Falls sets your house beside a Lennar or D.R. Horton home that sells for less per square foot, and Thunder Rock, the busiest community, is mostly new. Every figure above describes a typical house. Yours has its own size, street and condition, and none of the averages can see them.
The walkthrough is the only step that does. The question that matters is what number a buyer would write into a contract for your home as it stands today.
