As of October 16, 2026, no builder homes are for sale in Marble Falls in the three ranges between $350,000 and $499,999, so a resale priced there competes with other resales. In my read, a resale priced below those ranges competes with a new home, because Lennar and D.R. Horton hold most of the homes for sale in those lower ranges.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

26 Marble Falls homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro's?, and every number on this page is also broken out in the tables on 78654 housing market: is the ZIP the same market as Marble Falls?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Two builders carry most of the load. Lennar and D.R. Horton hold most of the builder listings, Lennar a little below the $300,000 line and D.R. Horton a little above it, and Table 1 gives each builder’s asking range. Builders hold 27.8% of the homes for sale.
The MLS record carries 6 builder names. Chesmar Homes has a few listings near $600,000, and G.J. Gardner Homes, Robert Kathman and Texas Liberty Construction have one each, so above the lower ranges the builder side is a handful of listings.

| Texas Liberty Construction | 1 | $500,000 to $500,000 | $500,000 |
Builder homes cluster at the low end of the market. Below $350,000 they hold most of the homes for sale, and Table 2 shows the one range there with enough recent sales to read, $300,000 to $349,999.
Table 2. Marble Falls homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 17 | $300,000 | 19 | 13 | 6 | 3.4 | balanced |
In that range builders list most of the homes for sale. The same is true in the $250,000 to $299,999 range, which has 24 homes for sale.
The $250,000 to $299,999 range had too few sales in the last three months to read, and its twelve-month reading is on 78654 housing market: is the ZIP the same market as Marble Falls?
Three ranges have no builder homes for sale at all:
In my read, a resale in any of them is priced against other resales.
Above $500,000 builders show up in small numbers, and a seller there is mostly pricing against other resales.
Buyers are closing in the new communities. Thunder Rock leads the town for closings over the past twelve months, and the MLS carries it under two spellings, which is why Table 3 lists it twice. Gregg Ranch and Seasons at Gregg Ranch come next, with median build years of 2024 and 2025.

Builders list in Singleton Bend and Summit Spgs as well, beside Thunder Rock and Gregg Ranch, so the competition is not limited to the busiest community.
Older neighborhoods trade less often and, in my read, compete more with other resales. Highland Haven has a median build year of 1972 and Pecan Valley 1979, and a buyer touring either is weighing your house against another used one.
Resale sellers have been cutting. The MLS shows resale listings asking a median $637,000, and most of them sit below their original asking price.
Builders have cut far less often. Builder listings are also newer: the typical one has been on the market 30 days so far and the typical resale 90, so a buyer meets fresh builder inventory beside resale sellers who have been waiting. Whether that changes your timing is on Should you sell your Marble Falls home now, or wait for a faster market?
In my read, a resale wins on condition, on its lot and street, and on a price set where recent closings support it. A buyer who tours a new Lennar or D.R. Horton home that afternoon is comparing it with yours, and the resale that is clean, current and priced to what has closed holds its place on the tour.
How the two compare per square foot is on What is your Marble Falls home worth next to new builds that sell for less? How fast each reaches a contract is on Do Marble Falls new builds really sell faster than resales?
That depends on your price and your part of town, and an address says more than the averages do. If that is you, the fastest way to know is to run your address.
How long the homes around you take to reach a contract is on Do Marble Falls new builds really sell faster than resales?
A buyer in Marble Falls sees a few of the homes for sale, and which few depends on your price. Below $350,000 one of them is probably a new Lennar or D.R. Horton home, and from $350,000 to $499,999 the others are resales, since no builder homes are for sale there.
So for your house: at the price you would list at, which homes would a buyer walk through the same afternoon, whether in Thunder Rock or in Highland Haven, and what does yours show them that those do not?

Know the exact house your buyer will tour the same afternoon as yours. Most sellers price against the neighbor’s resale.
In Marble Falls the neighbor’s resale is still part of the answer in most price ranges, and builders add a new home to the tour in the lower ones. Resale sellers are cutting, which makes the first price matter more.
