In my read, list now if your home is move-in ready and priced to recent closings in your range, since nothing in the pipeline or the recent prices shows that waiting pays. The answer changes with your price range, and a buyer near Riverbend at Double Eagle may tour a new home the same day as yours.

Waiting for a better offer has not paid off in Cedar Creek over the past year. The typical home closed at $371,950 in the last three months, against $399,450 in the same three months last year.
The chart below lines up this fall’s sales against last fall’s.
Buyers are choosing houses, though fewer of them. Cedar Creek closed 48 homes in the last three months, against 64 in the same three months a year earlier.
The pipeline is the demand your listing meets. In my read, it is a thin one beside the homes for sale, so the first price carries a lot of weight.
The common path is a cut. Most of the homes for sale are already priced below where they started, and only about one in ten homes closed at or above its original asking price in the last three months.
The first number was rarely the last one. Why some listings stall is on Does a lower price buy a faster contract in Cedar Creek?
Cedar Creek reads as a buyer’s market overall, for the town as a whole, and your own range can read differently.
Table 1. Cedar Creek homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $400,000 to $449,999 | 10 | $392,371 | 13 | 7 | 10 | 3.9 | buyer’s market |
In the $400,000 to $449,999 range, months of inventory are 3.9 against the town’s 7.9.
Buyers there still paid 92.0% of original asking. The reading rests on the 92.0%, a buyer’s market for that range, and the tighter supply does not change it.
Most ranges read on the twelve months, and nearly all of those read as a buyer’s market for that range, like the town on twelve months. The $500,000 to $549,999 range reads as a seller’s market and the $600,000 to $649,999 range as balanced, each on five sales, so a walkthrough tells you more than either reading.

Waiting makes sense in two cases. The first is a home that needs work a buyer would otherwise price in, when you can finish that work before listing. The second is a seller with no date to meet whose price range is one of the thin ones, where sales are too few to read.
In my read, hoping the market returns to last year’s number is not a reason. The sales above show buyers have moved, and a listing that opens above them joins the group that cuts later.
Builders hold almost half of the homes for sale, and Meritage Homes and Saratoga Homes list the most. A buyer who has already seen a finished home at a builder’s price will measure yours against it, which is why the first number you pick matters more than the month you pick it in.
Who lists what is on Selling near Riverbend at Double Eagle? Which homes your buyer sees next
The town reads one way and a price range can read another, so I sort every home by its range before I answer. If that is you, the fastest way to know is to run your address.
What a buyer would pay for your home beside a new one is on Can a Cedar Creek resale hold its price beside a builder’s finished home?
Cedar Creek still has buyers, and the seller who treats the town as a single market is the one likeliest to misjudge it. Your price range decides which reading applies, and a builder with a finished home at a similar price near Riverbend at Double Eagle decides how much room you have.
Put it to your own house: in your price range, which listings sit on a buyer’s short list beside yours, and does yours come out on top?
