How much should you spend fixing up your Manor home before selling?

By Chris Watters, Broker and CEO, Watters International Realty

Spend on what an inspector is going to find, and spend on cosmetics only if your home looks a generation older than the finished builder house it competes with. In 78653 on September 9, 2026, 147 of the 367 homes for sale were builder listings, so the condition bar a buyer carries into your living room is a new house with a warranty. We do not put a dollar figure on that, and the rest of this page explains why.

Quick answer

A Manor homeowner should spend on deferred maintenance and the items an inspector will flag, and on cosmetic work only when the home looks a generation older than the finished builder spec a 78653 buyer can tour the same afternoon. On September 9, 2026, 147 of the 367 homes for sale in 78653 were MLS listings flagged new construction, under construction, or to be built, and those 147 had a median of 60 cumulative days on market against 43 for the resale homes currently listed. What changes it for you is what your own inspection would find and how your kitchen, baths and floors read next to that spec at your price.

What should you fix before selling in Manor?

Our read is that a 78653 buyer shopping between $300,000 and $449,999 has also toured a builder spec, because new builds are 34% of the homes for sale between $300,000 and $349,999, 59% between $350,000 and $399,999, and 78% between $400,000 and $449,999. In that spec the inspector finds nothing, so anything found in yours is measured against zero. The items that reopen a price after contract in this ZIP are the ones a new house does not have. Start with the roof, near the end of its life or with hail damage, and an HVAC system past its service life. Add a water heater past its rated years, plumbing leaks and the stains under sinks, and an electrical panel an inspector flags. Then foundation movement and the drainage behind it, rotted trim and siding, failed seals on double-pane glass, and missing GFCI outlets and smoke detectors. Those are where the money comes back. The alternative is a repair credit negotiated under pressure, or a buyer who walks to the spec.

When a buyer’s other option is a new house at $247,900 to $545,331, a repair list on yours becomes a reason to choose the other house. A home with a price problem, a promotion problem or a product problem is worked through on why aren’t homes selling in 78653?

Why is the condition bar in Manor a finished builder spec?

Because that is what is for sale. Of the 367 homes listed in 78653 on September 9, 2026, the MLS flags 147 as new construction, under construction or to be built, under sixteen builder names, priced from $247,900 to $545,331. Between $350,000 and $449,999, where new builds are 59% to 78% of the homes for sale, the finished house with a builder warranty and an advertised payment incentive is the majority of what a buyer sees. Which builders, in which communities, at which prices, is on what is your Manor home competing against right now?

The 147 builder listings had a median of 60 cumulative days on market on September 9, 2026, against 43 for the 220 resale homes listed beside them. Those are figures for homes currently listed, and they say nothing about which sells first. What they show is a finished house listed beside yours for as long as yours is listed, and 61 of the 147 had already cut from their original list price.

Should you spend on cosmetics?

Only when your home reads as a generation older than the spec at your price, and then only on the things a buyer sees in the first minutes. In the $300,000 to $349,999 step, where the ZIP median of $330,000 sits and 34% of the homes for sale are new, it means fresh neutral paint where walls are scuffed or strongly colored, and worn carpet replaced in the main living areas. It means light fixtures and cabinet hardware where the originals date the kitchen against a builder’s. It means a deep clean, decluttering, and the yard trimmed and mulched so the first photograph matches the price. At $350,000 to $449,999 the same list applies against a harder comparison, since 59% to 78% of what the buyer tours is new.

What we would skip is anything that tries to make a resale into a spec. That means a full kitchen or bath remodel, new countertops throughout, a room addition, a pool, or high-end finishes chosen to a taste you cannot know. A buyer who wants a new kitchen in 78653 can buy a new house with one between $247,900 and $545,331. The full inventory that buyer chooses from is on what is your Manor home competing against right now?

Why won’t we give you a dollar figure or a return?

Because neither exists for your house until someone has walked it. A national return-on-remodel table describes an average project on an average house. Yours is one house at one price in a ZIP where the competition is new. The right amount on a home with an aging roof and original carpet differs from the right amount on one that needs paint and a water heater. Promising a return would also be promising a buyer’s behavior, and WIR does not do that.

What we can tell you is what the homes that sold did. In the 90 days ending September 8, 2026, the 147 homes that sold in 78653 went for 94.6% of their initial asking price in a median 49 cumulative days on market. That measures homes that found a buyer, most of them, in our read, priced and prepared to what they competed with. How a seller controls speed is on how long are homes taking to sell in Manor?

How do you pay for the work before the sale?

If your equity is in the house and the house needs work before it can compete with a finished one, the Watters Ready-Fund can put up to $50,000 toward repairs, upgrades, staging and moving. It is a pay-at-close line of credit with a monthly rate and an origination fee, repaid at closing or at 12 months, with eligibility on the program page. It funds the inspection list and the narrow cosmetic list above; it is no reason to remodel.

What you would list for after the work, and where that price sits against the finished homes at the same number, is on what is your Manor home worth next to a brand-new house? Whether to list at all this season is on should you sell your Manor home now, or wait?

Spend, or skip?

Spend if an inspector would write it up: the roof, the HVAC, the water heater, plumbing leaks, the panel, drainage and foundation signs, rot, failed glass seals and missing safety items. Spend if your likely price sits between $350,000 and $449,999, where 59% to 78% of the homes for sale in 78653 are new builds, and your kitchen, baths or floors read as a different decade next to them. Keep that work to paint, flooring, fixtures, hardware, cleaning and the yard. Spend if the work is what stands between your price and the 94.6% of initial asking that the homes sold in the 90 days ending September 8, 2026 achieved. If that is you, the fastest way to know is to run your address.

Skip if the project is trying to turn a resale into a new house: a full kitchen or bath remodel, new countertops throughout, an addition, a pool, or finishes chosen to a taste you are guessing at. Skip if your home already shows clean and current next to the spec at your price, because the money then belongs in the price. On September 9, 2026, 190 of the 367 homes for sale in 78653 had already cut from their original list. Skip if the work would push your listing date past your timeline, since the median home that sold in 78653 took 49 days to reach contract, before closing.

Your situation

The inspection list and the cosmetic list are the ZIP’s lists. Yours is shorter, and it depends on what your home would show an inspector, what it looks like next to the closest finished spec at your price, and what your timeline allows. So the question worth answering for your own house is this: at the price your home would list for, what would a buyer who just left a builder model notice first when they walk in yours?

What should you fix, and what should you skip, on your house?

What is worth doing on your home depends on what an inspector would find, what it looks like next to the finished spec at your price, and the timeline you have. Give us your address and we run the process behind this page against your actual property. You get:

Chris’s take: what to fix before listing

Chris’s position, WIR positions library, approved September 9, 2026.

Spend on what an inspector is going to find. Deferred maintenance and the things that turn into inspection red flags are where the money comes back. Cosmetic work only makes sense when your home looks a generation older than what it is competing with, and in Manor what it is competing with is a finished spec with a builder warranty. Everything else is a guess about a buyer’s taste.

On September 9, 2026, 147 of the 367 homes for sale in 78653 were builder listings.
