What are Austin’s Colony homes selling for this year?
Quick answer
A typical $266,000 over the past twelve months, at 95.1% of original asking, a balanced market for the neighborhood overall. That is a little less than the year before, and the price range your home falls in changes the picture a lot.

How are Austin’s Colony homes selling?
At a fair pace, close to asking. The last three months had too few closings to stand alone, so the read here comes from the full year.
Table 1. Austin’s Colony sales in each period, from the MLS subdivision records for Austin’s Colony in Northeast Austin. Each row stands on its own. A median is left out when a period has fewer than 5 sales. 24 Austin’s Colony homes were for sale as of October 21, 2026. Source: Unlock MLS.
| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|
| 90 days ending October 20, 2026 | 8 (thin) | $263,750 | $158 | 38 days | 97.0% | 1,728 | 2004 |
| Same 90 days a year earlier (July 23, 2025 to October 20, 2025) | 17 | $270,000 | $173 | 41 days | 95.3% | 1,480 | 2010 |
| Twelve months ending October 20, 2026 | 50 | $266,000 | $167 | 54 days | 95.1% | 1,514 | 2006 |
| Prior twelve months (October 21, 2024 to October 20, 2025) | 57 | $280,000 | $182 | 53 days | 94.8% | 1,556 | 2006 |
Supply is moderate, a little under six months at the twelve-month pace. Every listing is a resale, since no builder is working inside the neighborhood.
Why did Austin’s Colony prices dip?
Mostly because each foot sold for less. The middle sale this past year was $266,000, where the year before it had been $280,000.
Homes were a touch smaller, and price per foot fell from $182 to $167, so the dip is real and not only a change in which homes sold.
What about the listings that don’t sell?
There are a lot of them here. Over the past twelve months, 52 Austin’s Colony listings expired or were withdrawn, which is more than the number that closed.
Most of those owners were asking more than buyers would pay for an older house that needed work. The ones that sold were priced to this year’s market and showed well.
Which Austin’s Colony price range is your home in?
The middle of the market is where sellers do best. Homes that started between $250,000 and $299,999 sold for 97.3% of original asking, a seller’s market for that range.
Table 2. Austin’s Colony homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $200,000 to $249,999 | 10 | $213,000 | 6 | 0 | 4 | 7.2 | buyer’s market |
| $250,000 to $299,999 | 25 | $267,000 | 12 | 0 | 8 | 5.8 | seller’s market |
| $300,000 to $349,999 | 11 | $295,000 | 2 | 0 | 2 | 2.2 | buyer’s market |
The ranges on either side ran as buyer’s markets for those ranges, so your price range decides which kind of buyer walks through your door.
Sell now, or wait?
For most Austin’s Colony owners the price range and the condition of the house decide it.
- Sell now if your home would open in the $250,000 to $299,999 range, where buyers paid close to full asking.
- Sell now if the roof, HVAC and flooring are in good shape.
- Wait if the house needs repairs an inspector will flag, and take care of those first.
- Wait if you need more than this year’s buyers have paid per foot.
Base the asking price on this year’s closed sales, not last year’s. Austin’s Colony homes I list go to my buyer network during the coming-soon stage, which counts 4,000 cash buyers in my black book plus buyers using loans, and you decide among every option.
