Top-Rated Real Estate Agents for Texas Buyers and Sellers

Should you list your Northeast Austin home now or hold off?

Quick answer

List now if your home is ready, because holding off has not paid here. The typical Northeast Austin home sold for $335,500 this past year against $348,450 the year before, while more homes sold. A well priced listing in the right range still draws buyers quickly.

90 Northeast Austin homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Would holding off a year have helped a Northeast Austin seller?

Not on price. Value per square foot came in at $187 this past year, down from $197 the year before.

An owner near Austin’s Colony or Pioneer Crossing West who waited for last year’s number has not seen it come back yet. The chart below lines this year up against last.

Are buyers still active in Northeast Austin?

They are, and in slightly larger numbers. The area closed 444 homes over the past twelve months, against 432 the year before. Buyers are coming out of the woodwork, and they expect today’s prices.

Right now 29 homes are under contract with showings still allowed. Another 22 are pending. Those counts say nothing about where prices go next, and nobody can promise you that.

What does a balanced market mean for your timing?

It means a good listing sells and a bad one waits. Northeast Austin closed at 95.1% of original asking over the last three months, balanced for the area overall, though your own range may lean one way or the other.

Speed backs that up. The typical sale went under contract in 41 days, quicker than the metro, and a large share went in under a month. Those were the homes priced to the market on day one.

Which price ranges are selling best here?

The lower ones. Homes that started between $250,000 and $299,999 closed at 97.5% of original asking, a seller’s market for that range.

Farther up the ladder the advantage fades, and around $400,000 builders hold a large share of what is listed.

A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

How do you get a Northeast Austin listing off to a strong start?

Line up buyers before the sign goes in the yard. In the coming-soon stage I take the home to my buyer network: 4,000 cash buyers in my black book, before counting anyone who needs a loan, and more than 100,000 buyers in my team’s database. Every option comes to you, and you pick.

The other half is the first price. It should be an asking price based on this year’s closed sales, not last year’s, on a house that shows clean and ready to move into.
