What will a buyer pay for your Northeast Austin home?
Quick answer
Close to a fair asking price, if the price is set from this year’s sales. Northeast Austin buyers paid 95.1% of original asking over the last three months, and resales sold for $181 a square foot. Condition and location inside the ZIP move it from there.

How do new builds and resales compare on value here?
New builds sell for a lot more per foot. Over the last three months they closed at $228 a square foot, against $181 for resales, as the chart below shows.
Only a small share of the area’s sales were new, so that gap shapes the market less than it does in parts of Austin full of builders. It matters most in 78754 and 78724, where a buyer can walk a new house and a resale on the same afternoon.
What are Northeast Austin builders asking?
A typical $419,990, against $327,000 for resale listings.
For most resale owners that spread is good news. A buyer who wants the most house for the money will look hard at a resale priced well under the builders, as long as it is in good shape.
Does your appraised value tell you what your home will sell for?
Not reliably. It is a tax roll figure built from past sales, and Northeast Austin prices this past year came in a bit below the year before, $335,500 for the typical home against $348,450.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What Watters International Realty can tell you is what a buyer would pay.
What have Northeast Austin buyers been paying against asking?
Close to it. Buyers paid 95.1% of the first asking price on the typical sale over the last three months, which keeps the area as a whole in the balanced range by my rule.
That is the most honest measure of value I have, because it comes from what buyers did. Only 19 of the sales closed at or above original asking, so for most sellers the first price is the ceiling.
Does value change much from one Northeast Austin ZIP to the next?
Quite a bit. A square foot sold for $215 in 78724 over the last three months and $172 in 78725.
Austin’s Colony and the rest of 78725 are older and farther out, while 78724 includes newer homes closer in. Each ZIP has its own scoreboard: 78724, 78725 and 78754.
What raises a resale’s value in Northeast Austin?
The things a buyer sees in the first few minutes. A clean, freshly painted interior, flooring that does not need replacing, and a roof and HVAC system with life left in them all show up in the offer.
Big remodels rarely pay back here. The better spend is on repairs an inspector would flag and on making the house look cared for, because a buyer comparing your home with a neighbor’s resale that has already cut will pay up only for a house that needs nothing.
Will your Northeast Austin home hold its value next to nearby listings?
A ready house with a realistic price holds up well here. Check your address for the homes a buyer will compare yours with.
- Better odds if your home is move-in ready and priced under the nearest builder listings.
- Better odds if the homes around you have not had to cut.
- Tougher odds if your number comes from last year’s sales or the appraisal notice.
- Tougher odds if a builder in your ZIP is listing a similar size for close to your price.
