What is the Northeast Austin market really like for sellers?

Quick answer

Balanced, for the area as a whole. Northeast Austin homes sold for 95.1% of their original asking price over the last three months, closer to asking than the metro, and the typical sale went under contract in 41 days. Your own price range can tip it either way.

Is Northeast Austin a buyer’s market or a seller’s market?

Neither side has the upper hand right now. Buyers paid 95.1% of the first asking price on the typical Northeast Austin sale over the last three months, which sits in the balanced range by my rule for the area overall.

Supply tells a looser story at 7.0 months, more than the metro carries. Sellers here held their prices better than that supply would suggest, mostly because the homes that sold were priced well from the start. The chart that follows shows how supply splits across the three ZIP codes.

How do 78724, 78725 and 78754 differ?

Each one has its own character. ZIP 78724, out past Johnny Morris Road toward Meadows at Trinity Crossing, closed at 96.1% of original asking, and D.R. Horton is the main builder listing there. Its scoreboard is the 78724 page.

ZIP 78725 is Austin’s Colony country, east toward the Colorado River, and it has the lowest prices in the area with a typical sale of $289,500. Builders barely show up there. See the 78725 page.

ZIP 78754 runs along the Pioneer Crossing West side up toward Parmer Lane, and it is the one corner that slipped into buyer’s market territory, at 93.6% of original asking for that ZIP overall. Its numbers are on the 78754 page.

How many builders are selling in Northeast Austin?

A moderate number. Builders hold 65 of the 249 homes for sale, about a quarter of the market, under seven names on the MLS record.

Century Communities and Trophy Signature Homes lead, both in 78754, with D.R. Horton in 78724 and Starlight Homes in 78725. New builds made up only a small slice of what sold over the last three months, so most Northeast Austin sellers are still up against other resales. What changed for Northeast Austin sellers over the past year?

Buyers paid a little less for each house. The typical home sold for $335,500 over the past twelve months, against $348,450 the year before.

The per-foot numbers moved the same way, $187 against $197, so this is a real step down in value, not just a different mix of homes.

Sales went the other way, with 444 closings against 432. More buyers are coming out of the woodwork in Northeast Austin, and they are not paying last year’s prices to get in.

What trips up Northeast Austin sellers most often?

Listing at a number the market has already moved past. More than half of the homes for sale right now have cut their asking price at least once.

The sales split into two groups, too. A large share went under contract inside a month, while a smaller group waited more than three months, and the difference was almost always the first price. Why are Northeast Austin buyers so careful right now?

Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.

There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

In Northeast Austin that shows up as buyers who will pay close to asking for the right house and walk past the rest. Only 106 homes sold here over the last three months, so every listing is competing for a small group of serious buyers.
