Top-Rated Real Estate Agents for Texas Buyers and Sellers

Which builder’s price must a Thunder Rock seller in Marble Falls beat?

Quick answer

As of October 16, 2026, a Thunder Rock seller in Marble Falls is pricing against two builders, with Lennar’s listings asking a median $280,249 and D.R. Horton’s a median $317,610. In my read, a resale seller has to beat whichever of the two a buyer tours that day, because every home that sold in the last three months was a new build.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which builders list the homes for sale in Thunder Rock, and what do they ask?

Two builders, Lennar and D.R. Horton, list nearly every home for sale in Thunder Rock. Lennar lists the most and asks the least, and D.R. Horton’s homes ask more, as the table shows.

Lennar18$249,999 to $306,499$280,249
D.R. Horton10$303,085 to $338,440$317,610

Resale listings are scarce. The few for sale ask a median $314,500, against a median $294,499 for the builder listings, so a resale lists near the top of what builders ask and not below it.

Every home that sold in the last three months was a new build, and 98.8% of the year’s sales were too, which leaves a resale seller almost nothing of its own kind to point to. Thunder Rock reads as a buyer’s market on the last three months, because buyers paid 93.6% of original asking. That reading is for Thunder Rock overall, and a price point changes which market a home is in.

Over the year buyers paid a little more of the first price, 93.1% against 91.8% the year before.

Supply is lighter than in the metro, at 5.1 months of inventory against 6.0, but supply only supports the reading and what buyers paid sets it.

How fast do Thunder Rock homes go under contract?

A typical Thunder Rock home took 65 days to go under contract in the last three months, the same as the town as a whole. In the same three months last year it took 53.

The year reads faster. A typical home took 56 days over the past twelve months, against 74 in the twelve months before.

No speed dominates. The sales split almost evenly between the first month, the second, the third and longer, with the slowest group the largest.

Over the past twelve months a typical Thunder Rock home sold for less per square foot than one in Marble Falls as a whole, and reached a contract sooner. The table sets the two side by side, and the town’s own story is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro’s?

Are Thunder Rock sellers cutting their price?

Fewer than a quarter of the homes for sale in Thunder Rock are priced below their original asking price, against 58.9% across the Austin metro.

The listings are also fresh. A typical home for sale has been listed 25 days so far, and 13 homes are pending with none active under contract.

New listings are arriving close to the pace of sales, 25 in the last three months against 20 closings. A seller who lists now joins a group that has mostly held its first price, and what a buyer would pay for a resale beside them is on What is your Marble Falls home worth next to new builds that sell for less?

Does a Thunder Rock home’s price range change the reading?

One range, $300,000 to $349,999, had ten or more sales in the last three months, and it reads as a buyer’s market for that range, the same as Thunder Rock overall.

Table 4. Thunder Rock homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The $250,000 to $299,999 range had too few recent sales to read, so I use the twelve months. On that basis it reads balanced for that range, a step better than the buyer’s market of the next range up over the same twelve months.

The $350,000 to $399,999 range also reads as a buyer’s market on twelve months.

Nearly all the homes for sale ask less than that, so a seller above it is pricing where there is little to compare. How a seller above that decides between listing now and waiting is on Should you sell your Marble Falls home now, or wait for a faster market?

A buyer in Thunder Rock tours a Lennar or D.R. Horton home before yours or right after it, and nearly every home for sale is one of theirs. The question is whether your house gives that buyer a reason to pay for something a new build does not.

For your house, then: at the price you would open at, which builder’s home would a buyer compare yours with, and what does yours offer that it does not?
