Is your Jarrell listing stuck? Tell a price problem from a market problem

Quick answer

In my read, mostly price, set against a new build on the same tour. Sales split between quick ones and slow ones, and 209 of the 337 homes for sale have already come down from their first price. Where a listing lands depends on the price it opens at and the house a buyer sees next.

How many Jarrell listings fail to sell?

A smaller share of Jarrell listings failed to sell than in the Austin metro. In the last three months, 103 Jarrell listings failed to sell, which means they expired or were withdrawn without a sale. Set against every listing that reached an outcome either way, that is 34.8%, and the Austin metro’s share was 39.9%.

The MLS does not record why any one listing failed, so the reasons below are my read. The chart below shows how long each took to reach a contract.

The sales fall into two camps. Of the 193 homes that closed, 59 went under contract in the first month and 69 needed more than three months.

More than 90 days69

The typical home took 58 days, and that median hides the divide, since more homes took over three months than went under contract inside one. A listing tends to land on one side or the other, and the first price is the biggest thing a seller controls going in.

The two middle groups in the table are the smaller ones, so the market here sorts listings toward the two ends.

Are homes moving through Jarrell at all?

Buyers are still choosing houses in Jarrell. Right now 20 homes are active under contract and another 63 are pending, so buyers have chosen those houses and the sales are on their way to closing.

New supply keeps arriving beside them. In the last three months, 287 new listings came on the market while 193 homes sold, which is why a new listing in Jarrell is one of many a buyer can pick from.

What did the Jarrell homes that sold do?

They came down to meet buyers. Only 37 homes closed at or above their original asking price, and the typical home closed at 94.3% of it.

New builds sold faster than resales, a median 52 days against 73. A resale in Jarrell has to win its buyer early, because the new-build seller down the road is going under contract at that pace. How many Jarrell homes for sale have already cut their price?

Most of the homes for sale in Jarrell have already come down. Right now 209 of the 337 are priced below their original asking price, and the typical listing has been on the market 56 days so far.

The cuts run across both kinds of seller, since most builder listings and most resale listings are below where they started.

Resale listings have been on the market longer so far, a median 65 days against 54 for builder listings.

A cut is a seller’s correction, and it usually arrives after the first wave of buyers has already looked. Whether that should change when you list is on Should you sell your Jarrell home now, or wait?

Does my price range make a difference?

Price range changes the picture a good deal in Jarrell. In the lowest range with enough sales to call, the typical home went under contract in 35 days. Below it, only 5 homes sold in the last three months, so that range reads from the twelve months instead.

In the $300,000 to $349,999 range it took 94, and that range reads balanced for that price point.

The $250,000 to $299,999 range took a median 81 days, a buyer’s market for that range, and it closed at 93.1% of original asking.

Those calls apply to each range as a whole, and your street and your home’s condition can still move them. Every range with enough sales is tabled on How is the 76537 housing market doing, and where does your price land?

Is your home at risk of not selling?

A few things raise or lower the odds, and you can check most of them yourself. If that is you, the fastest way to know is to run your address.

Your situation

The listings that fail tend to come back to the same three questions: the price, the promotion and the house.

For your home, then: at the price you would start at, with the marketing it would get, would a buyer pick yours over the new build on the same afternoon tour?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Jarrell’s numbers fit that: 209 of the 337 homes for sale have already come down from their first price.
