Jarrell reads balanced overall and is mostly new construction, but prices are lower than a year ago: $150 a square foot over the past twelve months against $165 the year before. Homes closed at 94.3% of original asking over the last three months, and a price point changes which market a home is in.

Jarrell is a balanced market overall. Over the last three months, homes in Jarrell closed at 94.3% of their original asking price, which puts the town in the balanced range by the rule I use, and that is the reading for the town overall. A price point changes which market a home is in, and the range table on the 76537 housing market report shows where.
Supply points the same direction. Jarrell carries 5.2 months of inventory against 6.0 for the Austin metro, a little tighter than the metro. Months of inventory means how long it would take to sell every home on the market if no new ones came on.
The ZIP code, 76537, lists 335 homes for sale against the town’s 337 and reads almost the same. The chart below sets both beside the metro.
New construction makes up most of what is for sale in Jarrell. Builders hold 203 of the 337 homes for sale in Jarrell, with Lennar, D.R. Horton and LGI Homes listing the most.
The sales side looks alike. Nearly three of every four homes that closed in the last three months were new builds, 143 of the 193.
That leaves little recent history for older houses. Only 3 of those sales were built before 2000, so a seller whose home is an older resale has few closed sales of its own kind to point to.
The busiest communities over the past twelve months are builder neighborhoods. Rancho Del Cielo closed 119 homes and Eastern Wells closed 118, ahead of Sonterra, Cool Water and Eastwood at Sonterra, and the typical home that sold in each was newly built. The builders, their asking ranges and the communities are laid out on Which homes will a buyer tour the same day as yours in Jarrell?
Prices in Jarrell are lower on the twelve-month figures. Price per square foot was $150 over the past twelve months, against $165 in the twelve months before.
The median sale price moved with it, $259,990 against $274,000, so the drop shows up in the price of the space itself.
The last three months fit that. The typical home closed at $250,000, against $258,440 in the same three months last year.
More homes closed in those months than in the same months last year, 193 against 173, which tells me buyers are here and each one is paying less. What that does to your own number is on What is your Jarrell home worth when a new build is down the street?
Jarrell homes sort into quick sales and slow ones. The typical home took 58 days to go under contract, and that median hides a divide: more homes took over three months than went under contract inside a month. How new builds and resales differ on speed, and why, is on Is your Jarrell listing stuck? Tell a price problem from a market problem
Buyers are still moving through. Right now 20 homes are active under contract and another 63 are pending, which are buyers who have already picked a house.
The first is pricing to last year. A seller who remembers a number from a year ago is anchored to a price buyers no longer pay, and 209 of the 337 homes for sale are already below their original asking price.
The second is the house a buyer tours the same afternoon. Builder listings ask a median $254,990 and resale listings ask a median $252,500, so a finished new home and your resale compete for the same buyer at close to the same asking price.
The third is a price range with too few recent sales. In the $400,000 to $449,999 range, 5 homes sold in the last three months, so I read it on the twelve-month basis, where 12 sold and the range reads balanced for that range. Jarrell buyers have plenty to look at, and a good share of it is brand new. A listing is decided by the price it opens at and the comparison a buyer draws that same afternoon.

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
You can see that gap in Jarrell’s listings. Of the 337 homes for sale, 209 are priced below where they started.
Buyers are still here, though: 694 homes sold over the past twelve months, against 664 in the twelve months before.
