Should you sell your Jarrell home now, or wait?

Quick answer

Now, if your home is move-in ready and you price it to the last three months of closings. Waiting for last year’s number has not paid off: price per square foot was $150 over the past twelve months against $165 the year before. The town reads balanced overall, and your price range can put you in a different market, so the answer changes by range.

Has waiting paid off for Jarrell sellers?

Waiting for last year’s number has not paid off in Jarrell. Price per square foot was $150 over the past twelve months, against $165 the year before.

The median sale price moved with it, $259,990 against $274,000.

The last three months say the same. The typical home that closed sold for $250,000, against $258,440 in the same three months last year, so a seller who held out for last summer’s number is now pricing against lower recent sales. The chart below puts this season beside the same season a year ago.

Are Jarrell buyers still buying?

Buyers are buying in larger numbers. Jarrell closed 193 sales in the last three months, against 173 in the same three months last year.

The pipeline holds up too. Right now 20 homes are active under contract and 63 are pending, which means buyers have already chosen those houses. They are paying less than last year’s buyers did, and that is the number a seller has to price around.

What happens to Jarrell sellers who start high?

Most of them end up cutting. Of the 337 homes for sale, 209 are priced below their original asking price.

Builders and resale sellers have both cut, and most listings of each kind are below their first price. Both sides are coming down from where they started.

Only 37 of the 193 homes that sold closed at or above where they started, so for most sellers the first number was not the last. Why some listings never sell at all is on Is your Jarrell listing stuck? Tell a price problem from a market problem

Does my price range change the answer?

Jarrell overall is balanced, with homes closing at 94.3% of original asking over the last three months. That is the town as a whole, and your range can put you somewhere else.

Table 1. Jarrell homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The two lowest ranges in Table 1 closed below 94% of original asking, a buyer’s market for that range in each case, and builders hold most of the homes for sale in both.

The two ranges above them closed in the balanced zone, at 94.5% and 94.8% of original asking.

The $300,000 to $349,999 range is balanced and also the slowest of the four, with a median 94 days to go under contract. Balanced in Jarrell does not mean quick, and a seller there should plan for the longer wait.

Below $200,000 there were only 5 sales in the last three months, so that range reads from the twelve months instead, and over twelve months it was a seller’s market for that range.

The $400,000 to $449,999 range had too few recent sales, so I read it on the twelve-month basis, where 12 sold and it reads balanced for that range. The full table is on How is the 76537 housing market doing, and where does your price land?

How do the new builders affect my timing?

They set the pace. Builders hold 203 of the 337 homes for sale in Jarrell, and Lennar, D.R. Horton and LGI Homes list the most.

A resale seller starts beside a finished home down the road, which is a reason to price against what has actually closed. How new builds and resales compare on days to contract is on Is your Jarrell listing stuck? Tell a price problem from a market problem

The town numbers point one way, and your price range can point another, so I sort a home by its range before answering. If that is you, the fastest way to know is to run your address.

Your situation

Jarrell has buyers, and a seller who reads the town as one market is the one most likely to misjudge it. The price range decides whether the market is balanced or leans to the buyer, and a builder with a finished home at a similar price decides how much room you have.

For your home, the question is this: in your price range, which homes would a buyer weigh against yours, and would yours be the one they pick?
