Top-Rated Real Estate Agents for Texas Buyers and Sellers

Which homes will a buyer tour the same day as yours in Jarrell?

Quick answer

The homes at your price, and in Jarrell most of them are new builds. Builders hold 203 of the 337 homes for sale, so the house your buyer tours the same afternoon is often a finished new home in a community like Rancho Del Cielo or Eastern Wells. The rest are resales like yours, and most of those have already cut their price.

D.R. Horton follows with 38 and LGI Homes with 24, and the MLS shows 19 builder names in all.

Each builder sits at its own price. Lennar and D.R. Horton fill the $200,000s, while LGI Homes and DRB Homes ask in the $300,000s, so the builder your buyer compares you with depends on your price. Table 1 lists the ten builders with the most listings.

Where are Jarrell buyers actually closing?

Jarrell buyers are closing mostly in builder communities. Rancho Del Cielo closed 119 homes over the past twelve months and Eastern Wells closed 118, more than any other subdivision in town.

Sonterra, Cool Water, Eastwood at Sonterra, Colson Ranch, Schwertner Ranch and Cool Water at Sonterra come next, and the typical home that sold in each was newly built. Rancho Del Cielo also has the most homes for sale of any subdivision, 59 right now, and Eastern Wells has 35. Builders also list in Calumet, Hunters Glen and The Homeplace at Jarrell, so the competition is not limited to the two biggest communities.

Sonterra West sits lower on the list. The typical home that sold there was built in 2019, 20 homes closed, and 6 are for sale. If you live in a community with older homes, your buyer may be weighing you against another resale as much as against a new build.

Is a builder competing at my price?

Builders compete in every range where Jarrell has real sales. The table shows the new builds for sale in each range that had at least 10 sales in the last three months, and in all four of them builders hold most of the listings.

Table 3. Jarrell homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

$350,000 to $399,99912$349,995169114.0balanced

The lowest range in the table has the most new builds for sale, 71 of 116. Those calls apply to each range as a whole, and your street and your home’s condition can move the reading for your own house.

A resale in the $250,000 to $299,999 range, for example, shares that range mostly with new builds, so the buyer who tours your house may well have seen a new one first.

What are the other resale sellers doing?

Most resale sellers in Jarrell have already cut. Of the 134 resale listings, most are priced below their original asking price.

Builders have cut too, on most of their listings. The typical resale asks $252,500 and the typical builder listing asks $254,990, so a buyer is choosing between a finished new home and yours at close to the same number.

When the house next on a buyer’s list has already dropped its price, your first price has to hold up beside it. Whether that changes your timing is on Should you sell your Jarrell home now, or wait?

Where does a resale come out ahead?

A resale wins on condition and on price set to what has closed. In my read, it earns its place on the tour by being move-in ready and by opening where recent sales support it, because the buyer on that tour has a finished new home to compare it with.
