What does the public record show about selling a Rosedale home?
Quick answer
A short list of sales, and a strong result for the ones listed publicly. Rosedale homes recorded in the MLS over the past twelve months sold close to their full original asking price, a seller’s market for Rosedale overall by our rule.
Public-record median: $890,000 for Rosedale sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates Rosedale. Some of the sales that would pull this number up trade privately and never reach the MLS.
What the public record shows: these are the sales recorded in the MLS for Rosedale, not every sale in the neighborhood.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How many Rosedale homes sold in the public record?
Few. The MLS records 15 Rosedale sales over the past twelve months, across its recorded sections, against 18 the year before.
That is a short list, and part of the reason is that some Rosedale homes sell privately, between brokers, and never enter the MLS.

A median is left out when a period has fewer than 5 sales. Figures describe the public (MLS) side only. 3 Rosedale homes were for sale as of October 21, 2026. Source: Unlock MLS.
| Period | Sold | Public-record median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|
| Twelve months ending October 20, 2026 | 15 | $890,000 | $535 | 15 days | 97.1% | 1,926 | 1949 |
| Prior twelve months (October 21, 2024 to October 20, 2025) | 18 | $1,097,775 | $566 | 15 days | 94.8% | 2,404 | 1950 |
What did Rosedale buyers pay?
Close to full price. The public-record sales closed at 97.1% of original asking, a seller’s market for Rosedale overall by our rule, on a small base of sales.
The public-record median fell to $890,000 this past year from $1,097,775 the year before.
Most of that is smaller homes. The middle sale had 1,926 square feet this past year, against 2,404 the year before.
Price per square foot came in at $535 against $566, a smaller drop than the median shows.
How fast do Rosedale homes go under contract?
Fast, on the public record, at a typical 15 days this past year. For a house above $1M I would not lean on that, because much of that market is private.
Only 3 homes are listed now, and all 3 have cut their price.
Over the past twelve months 21.1% of Rosedale listings that reached an outcome expired or were withdrawn without a sale. Central Austin’s share was 54.6% and the metro’s 36.0%.
Is anyone building in Rosedale?
One infill builder, Texas Pie Development, has a listing, and none of this past year’s sales were new construction.

Sell now, or wait?
With so few listings, a well-prepared Rosedale house gets noticed.
- Sell now if your asking price is based on this year’s closed sales, not last year’s larger ones.
- Sell now if the home is move-in ready, since the few listed homes have all had to cut.
- Wait if the house needs work an inspector would flag, and handle it first.
- Wait if your plan depends on last year’s price per foot, which this year’s sales did not reach.
A Rosedale home in the coming-soon stage goes to my buyer network before the public sees it, including 4,000 cash buyers in the black book, not counting buyers using traditional financing. Every option comes to you to choose from.
Your situation
In Rosedale the few public listings are watched closely, and the private sales never show up for comparison at all. Pricing here means knowing both sides.
