What should Central Austin homeowners know before they sell?
Quick answer
Buyers hold the edge in Central Austin as a whole. The typical home here sold below its original asking price over the past twelve months, which makes it a buyer’s market for the area overall, and your price range or your street can put you in a different one.
Public-record median: $550,000 for Central Austin sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and a downtown lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What kind of market is Central Austin for a seller right now?
A buyer’s market, measured by what sellers actually got. Central Austin homes closed at 93.9% of original asking over the past twelve months, so the usual seller gave some ground before signing. That reading covers the area overall, and a single price point or street can sit in a different market.
Supply tells the same story from the other side. At this year’s pace of sales it would take 8.5 months to sell every listing, against 5.5 for the Austin metro. Months of supply is how long today’s listings would last if nothing new came on the market.
Every figure on this page comes from the MLS, the public side of the market. Above $1M a good share of Central Austin sales never reach it, and I come back to that below.
How different are the five ZIP codes inside Central Austin?
Different enough that each one has its own page. All of these readings cover the past twelve months.
Is 78701 a buyer’s or seller’s market for Downtown condo owners? covers Downtown Austin, which is mostly condo towers. Sellers there kept 92.4% of original asking, the lowest share in the area and a buyer’s market for the ZIP overall.
The blocks around the University of Texas campus sell the smallest homes here, many of them older condos, at a typical $305,000. Buyers have the edge there too, and the detail is on How hard are buyers bargaining near campus in 78705 this year?
Hyde Park, The Highlands and Ridgetop sit together in one ZIP, balanced for sellers as a whole, with homes closing at 95.0% of original asking. The breakdown is on How is 78751 treating Hyde Park and Highlands sellers this year?
The quickest contracts in the area came in the ZIP just north of there, a median 34 days. Its price ranges are on Which side of the 78752 market is your price on?
Rosedale’s ZIP has the tightest supply in Central Austin, 3.8 months, and the highest typical sale, $759,000. See How much room does a Rosedale seller in 78756 have on price?
Are Central Austin sellers competing with builders?
Mostly with each other. Builders hold 59 of the 518 homes for sale, many of them in downtown towers or small infill projects on older streets.
The bigger pressure is price cuts. Of the homes for sale, 51.5% already sit below their original asking price, so a new listing joins a street where the neighbors have conceded once. Who those listings are, and how yours lines up against them, is on Which homes will your buyer tour before your Central Austin home?
What changed in Central Austin over the past year?
Very little on price. The typical home sold for $550,000 this past year, against $549,000 the year before.
Price per square foot held as well, at $451 this past year against $450 the year before.
What moved was the number of buyers who closed. Sales rose to 734 this past year from 705 the year before. A market with level prices and more sales rewards the seller who prices to it, and it is expensive for the one who prices ahead of it.
What does the public record leave out above $1M?
A real slice of the top of this market. The MLS shows 139 Central Austin closings at or above $1,000,000 this past year, and those are only the sales that were listed publicly.
Many sales at that level trade on a broker-to-broker private network and never appear in the record. For a $1M-plus home here, I read the public days on market and the share that failed to sell as partial, and I would not set a price from them alone.
What is the biggest risk for a Central Austin seller?
Ending up on the slow side of the market. A total of 257 homes went under contract within a month this past year. Another 278 needed more than three months.
In my experience the deciding factor is where the first price sat against the homes a buyer saw that week. Does this market report describe your home?
This page is the whole area, and one sale can look quite different. Run your address to see the listings a buyer would put beside yours.
- It fits closely if you own a downtown condo, where supply is heaviest.
- It fits less well in Rosedale and Hyde Park, where homes sold closer to their asking price.
- It fits less well above $1M, where much of the market trades privately.
- It fits closely if your home needs work and would list beside neighbors who have already cut.
Your situation
Central Austin buyers bought more homes this year than last and paid about the same for them. They are also choosing from a long list of listings, many of which have already cut.
So the question for your home is a narrow one: at the price you open with, does it beat the homes a buyer tours that same weekend?

Why are so many Central Austin buyers holding back?
Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
Central Austin shows it plainly. More homes sold this year at the same typical price, while 51.5% of the homes for sale have cut, which tells me buyers are here and paying what they can afford.
