Why are so many Central Austin listings failing to sell?
Quick answer
Most stall on price, preparation or marketing, and buyers are still here. The Central Austin homes that sold this past year went at the same pace as the rest of the metro, while more than half of today’s listings have already cut their price.
Public-record median: $550,000 for Central Austin sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and a downtown lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How many Central Austin listings failed to sell this past year?
More than sold. Over the past twelve months 884 Central Austin listings expired or were withdrawn, against 734 that closed.
As a share, 54.6% of the listings that reached an outcome failed to sell, against 36.0% across the Austin metro. That share counts the listings that expired or were withdrawn without a sale, divided by those plus the homes that closed.
Above $1M the count is partial, because many sales at that level trade privately and never show up as an outcome in the MLS. How long the homes that did sell took is in the chart below.
How long did the homes that sold take?
The sales split at both ends. A total of 257 homes went under contract within a month, and another 278 needed more than three.
The typical sale took 58 days, the same as the Austin metro, so the buyers who do show up are moving at the usual pace.

| Days on market | Homes sold |
|---|---|

| 31 to 60 days | 117 |
| 61 to 90 days | 82 |
| More than 90 days | 278 |
What did the homes that sold have in common?
Most gave up a little on price. Only 111 sales closed at or above original asking, and the typical sale came in at 93.9% of it.
Most of what sold is older housing, with 417 of the closings built before 2000. In my experience the older homes that closed well had their deferred maintenance handled before the first showing.

Why do so many Central Austin listings cut their price?
Because they opened above the market. Today 267 of the 518 homes for sale sit below their original asking price.
A cut in week eight reaches fewer buyers than a right price in week one, so the cut seldom wins back what the first weeks lost. Whether a builder listing or a resale is your real rival is on Which homes will your buyer tour before your Central Austin home?
Could your Central Austin listing end up unsold?
A few things move the odds, and most of them are in your hands. Run your address to see the homes a buyer would weigh against yours.
- Higher risk if your price leans on last year’s sales.
- Higher risk for a downtown condo in a tower with several similar units listed at once.
- Lower risk if inspection items are fixed before the first showing.
- Lower risk if every inquiry in the first weeks gets an answer the same day.

Your situation
Central Austin has buyers, and the record shows more closings than a year ago. It also shows a long line of listings that expired or were pulled.
The question for your home is which of those two lines it joins, and that comes down to the first price and the first few weeks.

Why does a Central Austin home fail to sell?
Chris’s position, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
The homes that sold here went under contract in a typical 58 days, the metro’s pace, so when a Central Austin listing stalls I look first at its price, its marketing and its condition.
