What does the public record really show for Hyde Park sellers?
Quick answer
Larger homes selling at steady prices per foot. Hyde Park’s public-record median rose over the past twelve months mostly because bigger houses sold, while a square foot of Hyde Park house sold for about what it did the year before.
Public-record median: $850,000 for Hyde Park sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates Hyde Park. Some of the sales that would pull this number up trade privately and never reach the MLS.
What we analyzed
- 31 Hyde Park homes sold in the twelve months ending October 20, 2026
- 7 Hyde Park homes for sale as of October 21, 2026, 3 of them below their original asking price
- 2.7 months of inventory in Hyde Park on the twelve-month pace, against 8.5 for Central Austin as a whole

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Hyde Park median jump?
Because the homes that sold were bigger. The typical sale had 1,620 square feet this past year, against 1,255 the year before.
Price per square foot hardly changed, at $525 against $521, so a foot of Hyde Park house costs about what it did. The median follows the middle house, and this year’s middle house was larger.

How fast do Hyde Park homes sell, and how close to asking?
Quickly and close. The typical sale went under contract in 30 days and closed at 96.8% of original asking, a balanced market for Hyde Park as a whole by our rule.
Supply is short, with 7 homes for sale, or 2.7 months at this year’s pace.
Over the past twelve months 36.7% of Hyde Park listings that reached an outcome expired or were withdrawn without a sale. Central Austin’s share was 54.6% and the metro’s 36.0%. Above a million dollars these figures cover only the public side.
Is anyone building new homes in Hyde Park?
No builder has a listing here right now, and none of this past year’s sales were new construction. Most of the sales, 25 of them, were houses built before 2000, so a Hyde Park seller is up against other old houses.
Sell now, or wait?
In Hyde Park the house decides more than the season.
- Sell now if your price comes from this year’s closed sales and not from what a neighbor got two years ago.
- Sell now if your house is larger or recently updated, the kind of home that set this year’s median.
- Wait if the house needs foundation, roof or systems work an inspector will find, and handle it first.
- Wait if you are counting on a price per foot well above $525, which this year’s buyers did not pay.
Before a Hyde Park listing goes public, I put it in front of my buyer network during the coming-soon stage, including 4,000 cash buyers in the black book, not counting buyers using traditional financing. Every option comes to you, and the choice is yours.
