Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Carriage Hills median dip if the per-foot price rose?
Because smaller homes sold. The typical home that sold this year was noticeably smaller than last year’s, so the median slipped to $380,000 while each square foot brought more. A median is the middle sale, and when the middle home shrinks, the median shrinks with it.
Only 5 homes closed over the last three months, too few to read alone, so the twelve-month record carries this page. Carriage Hills is its own MLS subdivision, separate from Crossing at Carriage Hills.

Is Carriage Hills a seller’s market?
Over the past year, yes, for the neighborhood as a whole: sellers got just over 97% of their original asking price, at our rule’s line for a seller’s market. A year earlier it was balanced, and your price point can still land you somewhere else.
Supply is short, at 2.1 months. Even so, 3 of the 4 homes listed now have cut their price, so a strong year does not carry a high first price on its own.
How many Carriage Hills listings fail to sell?
About a quarter. Over the past year 25.8% of Carriage Hills listings that reached an outcome expired or were withdrawn and failed to sell, close to the 26.3% across Cedar Park.
The homes that sold took a typical 44 days to reach a contract. In a neighborhood selling near asking, a failed listing usually points to the price or the condition of that one house.
What is a Carriage Hills home compared against?
Other late-1990s resales. No builder lists here, so a buyer weighs your house against the last few Carriage Hills sales and the homes on the market with it, on size, updates and upkeep.
Sell now, or wait?
Per-foot prices rose this year, which favors owners ready to list, though slightly fewer homes sold.
- Sell now if your asking price is based on this year’s closed sales, not last year’s; this year’s are higher per foot.
- Sell now if the home is move-in ready and inspects clean.
- Wait if deferred maintenance would show up on an inspection report; fix that first.
- Wait if your home is larger than most and you would be pricing from the smaller homes that sold.
Before any public listing, my team brings the home to our own buyers in the coming-soon stage, and that reach includes the 4,000 cash buyers in my black book, not counting buyers using traditional financing. The choice of offer stays yours.
Your situation
Carriage Hills homes are of a similar age, so a buyer sorts them by size and by how well each has been kept. Which recent sales match your plan and condition decides what your square footage is worth.
That comes down to your house, not the neighborhood figures.

What should a Carriage Hills owner fix before listing?
Chris’s position, approved September 9, 2026, trimmed. A prior position, not written for this page.
Spend on what an inspector is going to find. Deferred maintenance and the things that turn into inspection red flags are where the money comes back. Cosmetic work only makes sense when your home looks a generation older than what it is competing with.
In Carriage Hills, what you compete with is other homes of the same era, so the inspection list usually matters more than a new finish.
