Are Cedar Park home prices holding up for sellers this fall?

Quick answer

Mostly, with a small dip. The typical Cedar Park home sold for $490,000 over the past year, against $498,000 the year before. The town is a balanced market today, and the price range your home falls in can put it in a different one.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What kind of market is Cedar Park for a homeowner thinking of selling?

A balanced one, for the town as a whole. Over the last three months Cedar Park homes closed at 95.5% of their original asking price, which leaves neither side holding the stronger hand. That reading covers Cedar Park overall, and a single price range inside it can favor buyers or sellers more than the town does.

Supply is tight here. Cedar Park has about three months of homes for sale at the current pace of sales, well under the metro, and the chart below puts the two side by side.

Prices are still drifting down. Price per square foot was $214 over the past twelve months, against $225 the year before.

Whether it is a buyer’s or seller’s market comes from what homes sold for against their original asking price; months of supply is a supporting number. Source: Unlock MLS, pulled October 7, 2026.

Are Cedar Park home prices lower than a year ago?

A little. The typical home sold for $490,000 over the past twelve months, a step below the $498,000 of the twelve months before.

Demand tells a different story. Cedar Park closed 838 sales this past year, against 792 the year before. Buyers are coming out of the woodwork here, and prices are still drifting down.

The latest three months were quieter than the same stretch a year earlier, with 198 closings against 217. A busier year and a quieter summer together are a reason to price carefully: the buyers are there, and they are choosy.

Do builders shape the Cedar Park market?

Hardly at all. Only 13 of the 206 homes for sale carry a builder’s name, and most of those are Toll Brothers homes priced well above where the town trades, with Brohn Homes and De Stijl Home making up much of the rest.

So a Cedar Park seller is mostly up against other resales, many of them in established subdivisions like Buttercup Creek and Ranch at Brushy Creek. Who those sellers are and how they have priced is on Which homes will buyers compare to yours in Cedar Park?

Does the 78613 ZIP code match the town?

Closely. The ZIP reaches slightly past the city line, so it counts a few different sales, and its typical price and pace over the last three months land next to the town’s. The full ZIP breakdown, by period and by price range, is tabled on What do the 78613 numbers say about selling in Cedar Park?

What are the biggest risks for a Cedar Park seller right now?

The first is anchoring to a neighbor’s 2025 sale. Buyers are paying a bit less per square foot than they did, and a list price built on last year’s number starts the home behind. What a buyer would pay for yours is on What is your Cedar Park home worth to a buyer this fall?

The second is the late price cut. Of the 206 homes for sale today, 126 are listed below their original asking price. A seller who joins that group in week six has already lost the buyers who were watching in week one, and why that happens is on Why isn’t your Cedar Park home selling when your neighbor’s did?

The third is waiting for a better year that the record does not show yet. Whether listing now fits your house is on Should you sell your Cedar Park home now, or hold out for more?

Your situation

Cedar Park has more buyers this year than last, little new construction, and a typical price a shade under 2025. Most of the homes for sale have already cut, which means the real fight is among resale sellers on the same few streets.

The question for your home is where it would rank on day one among those listings, at the price you would choose.

Why are so many Cedar Park buyers still on the fence?

Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.

There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

Cedar Park shows that mismatch plainly. More homes changed hands this year at a slightly lower typical price, and most of the listings still waiting have already come down from where their sellers began.
