Should you sell your Cedar Park home now, or hold out for more?
Quick answer
Now, if the house is ready to show and your asking price is based on this year’s closed sales, not last year’s. The typical Cedar Park home sold for $490,000 over the past twelve months, against $498,000 the year before, so sellers who held out for more did not get it. If the home needs work first, the repairs matter more than the calendar.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Did Cedar Park sellers who held out last year come out ahead?
No. A typical Cedar Park sale brought $490,000 over the past twelve months, which is less than the $498,000 of the year before.
Measured by the square foot the gap is wider, $214 this year against $225 last year. The chart below sets this summer’s sales beside last summer’s.
Are Cedar Park buyers still writing offers?
Yes, and in larger numbers over the full year. Cedar Park closed 838 homes over the past twelve months, against 792 the year before, while the typical price came down. Buyers are coming out of the woodwork, and prices are still easing.
Right now 49 homes are under contract while still marked active, and another 26 are pending. Each of those buyers agreed to a price set by this year’s market.
Does my price range change the answer in Cedar Park?
It can. The town as a whole is a balanced market, with homes closing at 95.5% of original asking over the last three months, and that describes Cedar Park overall. Your range may read differently.
Table 1. Cedar Park homes by price range. Sales are from the 90 days ending October 6, 2026; homes for sale are as of October 7, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Table 1 shows most busy ranges running balanced, and each call speaks for its range as a whole, so your street can still shift it. The low $500,000s were the bright spot for sellers, closing close enough to first asking to count as a seller’s market for that range.
The high $600,000s went the other way, a buyer’s market for that range. The full set of numbers is on What do the 78613 numbers say about selling in Cedar Park?
What happens to a Cedar Park listing that starts too high?
It tends to cut later and wait longer. Of the 206 homes for sale today, 126 are below the price they first asked.
The homes that sold split into a quick group and a slow one. Most of the quick group went under contract within a month, while a smaller set needed more than three months. What separated them is on Why isn’t your Cedar Park home selling when your neighbor’s did?
Is new construction a reason to wait in Cedar Park?
For most sellers, no. Builders hold only a sliver of the homes for sale, and Toll Brothers, the largest of them, lists mostly above $1,000,000.
A Cedar Park resale is usually measured against other resales on nearby streets, which is why the price cuts around you matter more than any model home. Which listings those are is on Which homes will buyers compare to yours in Cedar Park?
Sell now, or wait?
The town numbers favor listing now, and your house decides the rest. Here is how I would walk through it with you at the kitchen table. Enter your address in the form to see the listings yours would be measured against.
- Sell now if buyers could walk in tomorrow without a punch list and you will price to this year’s closed sales.
- Sell now if you would list in the low $500,000s, where sellers held the most of their first price.
- Wait if an inspection would turn up repairs. Handling them before the photos does more for the sale than picking a month. For that, the Watters Ready-Fund can put up to $50,000 toward repairs, upgrades, staging and moving as a pay-at-close line of credit with a monthly rate and an origination fee, repaid at closing or at 12 months; eligibility is on the program page.
- Wait if your next move only works at a price this year’s Cedar Park sales have not reached.
During the coming-soon stage, before the listing goes public, my own buyers get the first look. That includes the 4,000 cash buyers in my black book, a count that leaves out every buyer using traditional financing. Every option comes to you, and the choice is yours. Your situation
Cedar Park buyers are out in force this year, paying a little less than last year for the typical home. The sellers who opened at that number went first, and many who opened above it have since come down.
So the question for your house is this: at your opening price, which listings would a buyer tour beside it, and would yours come out on top?
