Which homes will buyers compare to yours in Cedar Park?
Quick answer
Mostly other resales, often a few streets from yours. Builder listings make up 6.3% of the homes for sale in Cedar Park, most of them at the top of the market, while 121 resale sellers have already cut their price. A buyer will judge your opening number against those reduced prices first.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

164 Cedar Park homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on the Cedar Park, TX market report, and every number on this page is also broken out in the tables on the 78613 housing market report.
Last updated October 7, 2026. Sales data covers the 90 days ending October 6, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 7, 2026.
Are builders selling many homes in Cedar Park?
Very few. Toll Brothers carries the most builder listings, nearly all of them priced above $1,000,000, and Brohn Homes and De Stijl Home have a handful between them. Table 1 lists each name as the MLS records it, with its count and asking range.
Table 1. Builder listings in Cedar Park by builder name on the MLS record, as of October 7, 2026; 13 builder listings of 206 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Toll Brothers, Inc. | 5 | $1,300,000 to $2,450,000 | $1,503,000 |
| Brohn Homes | 3 | $560,245 to $711,450 | $560,495 |
| Toll Brothers | 3 | $1,145,000 to $1,395,000 | $1,199,000 |
| Owner | 1 | $999,999 to $999,999 | $999,999 |
| De Stijl Home | 1 | $798,000 to $798,000 | $798,000 |
Two quirks of the MLS record show up in Table 1. One row reads Owner, a homeowner building on their own lot, and Toll Brothers appears twice because its listings are entered under two spellings. Neither changes the point: new construction is a small, high-priced corner of Cedar Park.
Where are Cedar Park homes actually selling?
Across a long list of established subdivisions, with no single community taking over. Cross Creek, one of the few places with new homes going up, led the past twelve months, and Table 2 shows how quickly the counts thin out after it.
Table 2. Cedar Park subdivisions by closings in the twelve months ending October 6, 2026, with the median build year of what sold and the count for sale as of October 7, 2026. Source: Unlock MLS.

|---|---|---|---|---|
| Cross Creek | 18 | $530,018 | 2025 | 4 |

| Ranch At Brushy Creek Sec 01 | 6 | $622,500 | 2006 | 1 |
Most of the rest are older neighborhoods such as Buttercup Creek and Ranch at Brushy Creek, where older homes trade with each other. Only 6 of the homes that sold over the last three months were built in 2025 or later.
Will a new build undercut my price?
Rarely, in Cedar Park. Builder listings ask a median $1,199,000, far above the resale median of $475,000, so the two seldom meet on the same buyer’s list.
Table 3. Cedar Park homes by price range. Sales are from the 90 days ending October 6, 2026; homes for sale are as of October 7, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

| $700,000 to $799,999 | 10 | $714,998 | 18 | 2 | 10 | 5.4 | balanced |
| $800,000 to $899,999 | 10 | $830,000 | 17 | 0 | 12 | 5.1 | balanced |
Table 3 shows the new-build listings bunched in the ranges above $1,000,000, with almost none in the busy middle where most Cedar Park homes trade. Each range’s call in the table describes that range as a whole.
What are the other Cedar Park sellers doing on price?
Most have cut already. Of the 193 resale listings on the market, 121 are now below their original asking price. The typical resale has been listed for 52 days so far.
That changes your opening number. A buyer will measure your price against the reduced prices on your street first, so a home that starts above them gives that buyer an easy reason to look elsewhere.
Where can a Cedar Park resale come out ahead?
On condition and on a fair first price. Over the last three months the typical resale went under contract in 40 days and sold for $465,000.
With so few new homes in the mix, a buyer here is choosing between houses of roughly the same age, so updates, upkeep and a price set to this year’s sales do most of the work. Whether the timing favors listing now is on Should you sell your Cedar Park home now, or hold out for more?
In towns where builders hold far more of the market, a resale faces a different fight, which I cover on What is your Manor home competing against? The houses your buyer tours that same afternoon
Who is your toughest competition in Cedar Park?
That depends on where the house sits and what it would ask. Enter your address in the form to see the listings a buyer would put next to yours.
- Other resales on your street, if you live in an older subdivision such as Buttercup Creek where several neighbors are listed.
- A brand-new home, only if you would ask above $1,000,000 or live near Cross Creek or Crestline at Brushy Creek.
- The reduced listings nearby, if your home would open above what they now ask.
- Nobody in particular, when the home is move-in ready and the asking price is based on this year’s closed sales, not last year’s.
Why some homes here never find a buyer is on Why isn’t your Cedar Park home selling when your neighbor’s did?, and what yours would bring is on What is your Cedar Park home worth to a buyer this fall?
Your situation
A Cedar Park buyer usually tours several resales of similar age on the same Saturday, and most of them have already come down in price. The house that wins is the one that shows best for the money.
So the question for yours is which of those listings sit at your size and price, and how it compares with them.
