Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Are Sunfield prices going up or down?
Down a little per square foot. Buyers paid $181 a foot over the past twelve months, against $192 in the twelve months before that.
The typical sale fell less, to $380,000, because the homes that sold were somewhat larger this year. A bigger house at a lower price per foot is a small step down in value, and the table below shows each period on its own row.

| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|
| 90 days ending October 6, 2026 | 66 | $367,250 | $181 | 55 days | 95.6% | 2,151 | 2022 |

| Twelve months ending October 6, 2026 | 243 | $380,000 | $181 | 62 days | 94.6% | 2,151 | 2025 |
| Prior twelve months (October 7, 2024 to October 6, 2025) | 248 | $387,990 | $192 | 59 days | 94.1% | 2,026 | 2024 |
Is Sunfield a buyer’s market or a seller’s market?
Balanced, for the neighborhood as a whole. Sunfield homes closed at 95.6% of original asking over the last three months, inside the span our rule calls balanced; your price point can put your home in a different market. Supply backs that up at 4.7 months on the recent pace.
Sellers did better at the closing table than a year ago: 95.6% of original asking, against 93.5% in the same months a year earlier.
The typical sale reached a contract in 55 days. Most homes listed now carry a cut (61.2%), so the first price still decides a lot.
More Sunfield listings stall than the town’s do. Over the past year 28.7% of the listings that reached an outcome expired or were withdrawn and failed to sell, against 21.7% for Buda as a whole.
Who builds in Sunfield, and how much of the market is new?
Several builders at once. CastleRock Communities had the most new homes listed, followed by Taylor Morrison, David Weekley Homes, DRB Homes, Centex, Chesmar Homes and Pulte Homes.
Table 2. Builders with new homes in Sunfield, as of October 7, 2026: 55 new-build listings for sale. Builder names come from the MLS record and our builder inventory; presence only. Source: Unlock MLS.
| Builder | New homes for sale |
|---|---|
| CastleRock Communities | 17 |
| Taylor Morrison | 10 |
| David Weekley Homes | 7 |
| DRB Homes | 6 |
| Centex | 5 |
| Chesmar Homes | 5 |
| Pulte Homes | 5 |
Resales now carry more weight here than in most Buda builder communities. New builds were 56.0% of Sunfield’s closings over the past year and 47.0% over the last three months, so a resale owner competes with neighbors and builders in about equal measure.
Which Sunfield price ranges are holding up?
Nearly all of them. Every busy range from the high $200,000s through the high $400,000s was balanced over the past year. The $500,000s were the exception, a buyer’s market for that range.
Table 3. Sunfield homes by price range, twelve months ending October 6, 2026; homes for sale as of October 7, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |

Sell now, or wait?
The case for now is the improvement at the closing table; the case for patience is thin, since per-foot prices have not been rising.
- Sell now if you can set an asking price based on this year’s closed sales, not last year’s, and live with it for the first month.
- Sell now if your home would list below $500,000, the balanced part of Sunfield.
- Wait if your plan needs last year’s price per foot.
- Wait if the home needs repairs that would stand out next to a new CastleRock or Taylor Morrison house.
During the coming-soon stage, before the open market, the home goes to our own buyers, the 4,000 cash buyers in my black book, not counting buyers using traditional financing among them, and you choose from every option.
Your situation
Sunfield is big enough that the neighborhood figures cover several builders, many plans and years of resales. What matters for your sale is the short list a buyer would tour at your price this month, and whether those are new homes or your neighbors’.
That depends on your section, your plan and your price.
