Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Are Stallion Run prices falling?
Yes, measured by the foot. Buyers paid $173 a square foot over the past twelve months, against $182 the year before, on homes of about the same size. The typical sale held at $319,990, nearly the same as the prior year, so this is a real price change and not a shift in which homes sold.
The last three months came in at $180 a foot, about level with the same months of 2025.

| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |

| 90 days ending October 6, 2026 | 20 | $316,250 | $180 | 74 days | 94.1% | 1,781 | 2026 |
| Same 90 days a year earlier (July 9, 2025 to October 6, 2025) | 23 | $325,000 | $179 | 121 days | 97.0% | 1,853 | 2025 |
| Twelve months ending October 6, 2026 | 112 | $319,990 | $173 | 122 days | 94.8% | 1,853 | 2025 |
| Prior twelve months (October 7, 2024 to October 6, 2025) | 75 | $320,000 | $182 | 91 days | 97.8% | 1,845 | 2025 |
How close to asking do Stallion Run homes sell?
Reasonably close, though less close than a year ago. Over the last three months homes closed at 94.1% of original asking, which keeps the neighborhood as a whole balanced by our rule; your price point can read differently. A year earlier the twelve-month figure was 97.8%.
Few listings show a cut, only 27.1%, and few fail to sell. The gap between first price and final price is negotiated at the contract, where a builder adjusts. Supply reads heavy at 7.2 months on the recent pace, which is why the outcome and the supply count disagree here.
Who is a Stallion Run resale up against?
One builder. Century Communities held every new home listed in Stallion Run on our last pull.
Table 2. Builders with new homes in Stallion Run, as of October 7, 2026: 45 new-build listings for sale. Builder names come from the MLS record and our builder inventory; presence only. Source: Unlock MLS.
| Builder | New homes for sale |
|---|---|
| Century Communities | 45 |
That makes the comparison simple for a buyer: your house, or a new one from the same builder, often the same plan, a few streets over. Resale owners here are still rare, so a lived-in home with blinds, fencing and a finished yard is the main thing yours offers that a new one does not.
Which Stallion Run price ranges are moving?
The $300,000s carry the neighborhood, with most of the past year’s sales and a balanced reading for that range. The $350,000s were a buyer’s market, with far more listings than their pace of sales.
Table 3. Stallion Run homes by price range, twelve months ending October 6, 2026; homes for sale as of October 7, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $250,000 to $299,999 | 12 | $281,490 | 4 | 1 | 3 | 4.0 | balanced |

- List now if Century’s current homes make your price look fair, with your asking price based on this year’s closed sales, not last year’s.
- Sell now if your home would list in the low $300,000s, where most buyers are shopping.
- Wait if Century is listing your plan nearby at a price you cannot match.
- Wait if the home needs repairs a buyer would weigh against a builder warranty.

In Stallion Run, the house a buyer compares with yours is almost always a new Century home. The question for you is what your finished, lived-in version is worth beside the builder’s current listings at your size.
