Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Is Buda a buyer’s market or a seller’s market right now?
Neither side has the upper hand in Buda as a whole. Over the last three months, homes here sold for 95.6% of their original asking price, which makes it a balanced market. That reading covers the whole town, and a home at a different price point can be in a different market.
Supply backs it up. Buda carries a little over five months of homes for sale at the current pace of sales, slightly less than the Austin metro, and the chart below shows the two side by side.
Have Buda home prices gone up or down this year?
The typical sale price has barely moved. Buda’s median was $349,999 over the past twelve months, against $350,000 the twelve months before.
Price per square foot tells the fuller story, and it moved down. Buyers paid $178 a square foot over the past year, against $188 the year before. A flat median with a lower price per foot means the homes that sold were a bit larger, and buyers paid less for each foot of them.
Fewer homes sold, too. Buda closed 965 sales over the past twelve months, against 971 the year before.
How much of Buda’s market belongs to builders?
Most of it. Builder listings make up 59.5% of the homes for sale in Buda, spread across 21 builder names on the MLS.
Century Communities, M/I Homes and Meritage Homes carry the most listings, with D.R. Horton, Taylor Morrison, Milestone Community Builders and Castlerock Communities close behind. Sunfield and Turner’s Crossing are where much of that building is happening. Which builders ask what, community by community, is on What is your Buda home up against with so many builders nearby?
Does the 78610 ZIP code look different from Buda itself?
Only at the edges. The ZIP reaches a little past the town line, so it counts a few more sales at a slightly lower typical price, and its builder share runs a touch higher. Every period and price range for the ZIP is laid out on How is the 78610 housing market treating Buda sellers this fall?
What could cost a Buda seller the most?
Pricing off the wrong house is the first risk. With builders holding most of the listings, the home a buyer tours after yours is often new, and your asking price is judged against it the same afternoon. What buyers are paying for homes like yours is on What is your Buda home worth beside a brand-new house for sale?
The second is a slow first month. Right now 274 of Buda’s 435 homes for sale are listed under the price they started at. Some of the listings that never closed at all, and what they shared, are on Why aren’t some Buda homes selling while others go in a month?
The third is waiting on a better price that the past year has not delivered. Whether listing this fall fits your plans is on Should you sell your Buda home now, or wait for a better year?
How closely does this report describe your home?
It describes Buda in total, and your home is one listing inside that total. Put your address in the form to see the homes a buyer would line up beside yours.
- It describes your home well if you would list between $300,000 and $400,000, where most Buda sales landed.
- It describes your home less well if you are in the high $200,000s, where buyers negotiated harder.
- It describes your home less well if Sunfield, Turner’s Crossing or another active builder community is close by, because a new house sets the bar there.
- It describes your home well if the house is move-in ready and your asking price is based on this year’s closed sales, not last year’s.
Your situation
Buda buyers are paying about what they paid a year ago, a little less for each square foot, and more than half the homes they can choose from are new.
The real question for your home is narrower than the town: at your opening price, which homes would a buyer tour next to yours, and what would make yours the one they pick?

Why are so many Buda buyers still on the sidelines?
Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
Buda fits that picture. The typical price held steady on the year while buyers paid less per square foot, and most homes for sale here have already come down from their first price.
