What is your Buda home up against with so many builders nearby?
Quick answer
New homes, more often than not. Builder listings make up 59.5% of the homes for sale in Buda, under 21 builder names. A resale still wins on speed: the typical one went under contract about three weeks sooner than a new build over the last three months.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

99 Buda homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on the Buda, TX market report, and every number on this page is also broken out in the tables on the 78610 housing market report.

Which builders are selling homes in Buda?
Plenty of them, with no single name in charge. Century Communities and M/I Homes carry the most listings, about even with each other, and Meritage Homes is next.
Behind them come D.R. Horton, Taylor Morrison, Milestone Community Builders and Castlerock Communities, then a longer tail that includes David Weekley Homes, Prominence Homes, Drb Homes, Chesmar Homes and Tri Pointe Homes. Their asking prices overlap through the middle of the market, and Table 1 lists each builder’s count and range.

Where are buyers in Buda actually closing?
Mostly in new communities. Sunfield led the past twelve months by a wide margin, with Stallion Run next, and nearly every busy subdivision in Table 2 sold homes built in the last two years.

Is a builder listing priced against mine?
In the busy middle of the market, almost certainly. Builder listings make up most of what is for sale in the $300,000s, and Table 3 shows how many new homes sit in each range.
Table 3. Buda homes by price range. Sales are from the 90 days ending October 6, 2026; homes for sale are as of October 7, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $250,000 to $299,999 | 38 | $260,000 | 45 | 18 | 28 | 3.6 | balanced |
| $300,000 to $349,999 | 59 | $315,175 | 90 | 65 | 59 | 4.6 | balanced |

Size-adjusted, the asking prices are close. Builder listings ask a median $183 a square foot, and resale listings ask $180, so a buyer comparing two houses of the same size will see little gap on price alone.
What are the other Buda resale sellers doing?
Many have already cut. Resale listings ask a median $389,450. Of the 176 on the market, 112 now sit below their original asking price.
That matters for your opening number. A resale that starts above its neighbors’ reduced prices will be measured against those cuts first, and against the builder homes second.
Where does a resale come out ahead in Buda?
On time to contract. Over the last three months the typical resale went under contract in 43 days, against 61 for a typical new build.
Buyers paid more per foot for new construction once it closed, so the resale advantage is speed and an established street, and price has to respect that. Whether your price range favors listing now is on Should you sell your Buda home now, or wait for a better year?
Are you up against builders or other resales?
It depends on where your house sits and what it costs. Put your address in the form to see the listings a buyer would set beside yours.
- You are mostly up against builders if you live near Sunfield, Turner’s Crossing, Willow Springs or Stallion Run.
- You are mostly up against builders if you would list in the $300,000s, where new homes make up most of the choices.
- You are up against other resales more if your home is in an older part of Buda with no active building nearby.
- You compete well in either case when the home is move-in ready and the asking price is based on this year’s closed sales, not last year’s.
Why some homes in this market never sell is on Why aren’t some Buda homes selling while others go in a month?, and what yours is worth beside a new house is on What is your Buda home worth beside a brand-new house for sale?
Your situation
A Buda buyer usually has a new home and a resale on the same tour, priced close together per square foot. The resale that wins is the one that looks ready and asks a price the new homes cannot undercut.
So the question for your home is which builder listings sit at your price and size, and how yours compares to them.

What should you know about the house your buyer tours next?
Chris’s position, approved September 9, 2026.
Know the exact house your buyer will tour the same afternoon as yours, by community, by price. Most sellers price against the neighbor’s resale. In this ZIP the neighbor’s resale is not the competition.
In Buda more than half of what is for sale is a builder listing, so the other house on your buyer’s afternoon is likely to be brand new.
