Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Does a new build nearby pull down what my Buda home is worth?
It sets the bar, more than it pulls the number down. Over the last three months, Buda buyers paid a median $182 a square foot for new builds and $170 for resales.
The typical resale still sold for a little more in total, because the resales that sold were a little larger. The chart below compares sold price per square foot with what listings are asking now.
What are Buda builders asking right now?
Builder listings ask a median $369,990, and resale listings ask more, at $389,450.
Per square foot they are nearly even, $183 for builders against $180 for resales. That leaves a resale with little room to ask a premium for the same space unless its condition or lot earns one. Which builders are listing at your price is on What is your Buda home up against with so many builders nearby?
Is my Buda home worth less than last year?
The typical sale price says no. The median was $349,999 over the past twelve months, against $350,000 the year before.
Per square foot, buyers are paying less. Price per square foot was $178 over the past twelve months, against $188 the year before, so a home the same size as last year’s sale is likely measured against lower numbers.
How close to asking do Buda buyers actually pay?
A little under. Over the last three months Buda homes sold for 95.6% of their original asking price, a balanced market for the town overall.
Your range can tilt that. Buyers in the high $200,000s negotiated harder, while the low and mid $300,000s gave up the least. Whether that points to listing now is on Should you sell your Buda home now, or wait for a better year?
Is my appraised value what a buyer will pay?
Not necessarily. The appraisal district sets its value once a year for taxes, and a homestead cap can hold it below market. A buyer’s price is settled when the home sells, and I do not predict appraisals.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Hays Central Appraisal District (https://hayscad.com). What Watters International Realty can tell you is what a buyer would pay.
What moves your Buda home’s value up or down?
Size and condition, measured against what a buyer can tour that week. Put your address in the form to see which listings set the bar for yours.
- Value holds up when the home is move-in ready and the asking price is based on this year’s closed sales, not last year’s.
- Value holds up when the lot, the street or the finishes give a buyer something a new build nearby cannot.
- Value comes under pressure when a builder lists a similar size and plan close by at the same price per foot.
- Value comes under pressure when repairs show up on the inspection and a buyer prices them in.

Your situation
Buda buyers are paying about last year’s typical price and less per square foot, with new and resale asking prices nearly level per foot. Your home’s worth comes from how it measures up against the listings a buyer sees that same week.
The useful question is which of those listings sit at your size and price, and where yours ranks among them.
