The builders are concentrated in a few places, which the chart below breaks out by builder.

At what prices do builders compete with resales?
Mostly from the high $300,000s into the $400,000s. Builder listings ask a typical $419,990, and resale listings ask $327,000.
In the range from $400,000 to $449,999, builders hold more than half of the homes listed, so a resale there is shown beside new construction almost every time. Under $350,000 the builders mostly drop out. Each ZIP scoreboard has its own range table: 78724, 78725 and 78754.
How are Northeast Austin resale listings doing?
Many of them are struggling on price. Of the 184 resale listings, 114 are already below their original asking price.
That is the competition most Northeast Austin sellers face: a neighbor’s house that has been listed a while and has already come down, which makes it look like a bargain to the next buyer who walks in.
Which Northeast Austin neighborhoods sell the most homes?
Sales are spread thin across many small sections. No single subdivision dominates, and the busiest each closed only a couple of dozen homes over the past twelve months.
Three have enough sales for their own report. Austin’s Colony in 78725 is the largest resale neighborhood, Pioneer Crossing West in 78754 sold close to full asking, and Meadows at Trinity Crossing in 78724 sits at the top of the area’s price ladder. Each is linked from its ZIP scoreboard.
Where does a Northeast Austin resale have the edge?
On price per foot and on time. Resales that closed over the last three months sold for $181 a square foot, against $228 for new builds.
That gap gives a resale room to compete. A buyer can get more house for the money in a resale, with a landscaped yard and an established street, and that only works when the resale is priced to make the difference obvious and shows ready to move into.
Will your buyer compare your home with a new build?
That depends on your ZIP code and where your price starts. Check your address to see which homes a buyer would tour on the same day as yours.
- Likely, if you are in 78754 and would list near $400,000.
- Possible, if you are in 78724 and close to the D.R. Horton listings.
- Unlikely, in Austin’s Colony or anywhere else in 78725 under $300,000.
- In every case, a buyer will notice which listings near you have cut.
