What keeps a Northeast Austin home from selling?

Quick answer

Almost always the first price. Northeast Austin homes that sold over the last three months went under contract in a typical 41 days, and the quick sales were the ones priced to the market from the start. More than half of the homes still listed have cut.

How quickly did Northeast Austin homes sell?

Faster than most of Austin, when they sold at all. The typical sale went under contract in 41 days, against 56 for the metro.

About a third of the sales happened inside the first month. A smaller group dragged past three months, and those are the ones that usually needed a price cut first.

How many Northeast Austin listings failed to sell?

More than closed. Over the last three months, more Northeast Austin listings came off the market without a sale than sold. Those listings are 50.2% of every listing that reached an outcome either way. For the Austin metro the same share was 39.9%.

Most of those owners had showings. What they did not have was a price the buyers walking through would sign at, and by the time they cut, the buyers had moved on to the next house.

Why are so many Northeast Austin homes cutting their price?

Because many started where last year’s market was. Of the 249 homes for sale, 151 now ask less than they did on the first day.

A buyer touring three homes on the same street sees those reductions, and a fresh listing that ignores them starts out looking expensive.

What did the homes that sold have in common?

A price that made sense the first weekend. Only 19 of the 106 sales closed at or above original asking, and nearly all of the rest gave up a little to get there.

The ones that gave it up early did best. Resales went under contract in a typical 42 days and kept 94.4% of the first asking price, which is the kind of result a well priced house gets here.

What should you change if your listing has gone stale?

Look first at the price against the two or three homes a buyer is most likely to tour with yours. If yours costs more and offers less, it will keep sitting.

Then look at the marketing: the photos, how fast showing requests got an answer, and whether buyer’s agents heard back. Last comes the house itself. Small things a buyer sees in the first minute, like a stained ceiling or an overgrown yard, cost more than they would take to fix.

Why does a Northeast Austin home fail to sell?

Chris’s position, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

When a Northeast Austin listing stalls, I start with its price against the homes a buyer can tour that week, then I look at how it was marketed, and then at its condition.
