What are buyers paying in 78739 for Circle C and Meridian homes?
Quick answer
Close to full asking price on the public record. Homes in Circle C, Meridian and Shady Hollow sold faster than anywhere else in Southwest Austin, which makes 78739 a seller’s market for the ZIP overall. About half of what is listed today has still had to cut, so your price matters as much as the pace.
Public-record median: $822,500 for ZIP 78739 sales recorded in the MLS, 90 days ending October 20, 2026. Read it as the bottom of the record, never as what a Circle C home is worth. The sales that would raise it trade privately and never reach the MLS.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Yes. The public-record median rose to $820,000 this past year from $762,500 the year before.

Which market is my 78739 price range in?
Most busy ranges here read the same way.
Table 3. 78739 homes by price range. Sales are from the 90 days ending October 20, 2026; homes for sale are as of October 21, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. |---|---|---|---|---|---|---|---|---|---|
| $700,000 to $799,999 | 13 | $741,000 | 7 days | 38.1% | 17 | 0 | 10 | 3.9 | seller’s market |

| $900,000 to $999,999 | 10 | $944,750 | 13 days | 16.7% | 4 | 0 | 2 | 1.2 | seller’s market |
Every range from the $700,000s through the $900,000s closed as a seller’s market on its own over the last three months. Above a million dollars the record thins out, since part of that business moves on a broker-to-broker private network.

Does the 78739 scoreboard describe your Circle C home?
Closely, for most homes here. Start with your address and we will check yours.
- Closely, for a Circle C or Meridian house between the $700,000s and the $900,000s.
- Loosely, for an older Shady Hollow house on a large lot, where the land carries more of the price.
- Loosely, above a million dollars, where private sales leave the record short.
- Closely, for a house ready to show with an asking price based on this year’s closed sales, not last year’s.
Your situation
78739 sold fast and close to asking, with prices up on the year and more buyers than last year. Even here, about half the listings have had to come down.
So the question for your house is simple to ask and hard to answer from a table: would it be one of the homes that sold in two weeks, or one of the ones that cut?

Why does months of supply matter so much in Circle C?
Chris’s position, approved September 9, 2026.
Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now. The right company sells a lot faster than the average listing.
In 78739 it is 2.2 months, the tightest in Southwest Austin, which is why the homes priced right here go under contract so quickly.
