Which homes will your buyer tour before your Central Austin home?
Quick answer
Mostly other resales, many of which have already cut. Builders hold only a small share of the homes for sale in Central Austin, so the house your buyer tours before yours is usually an older home much like your own.
Public-record median: $550,000 for Central Austin sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and a downtown lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How much of Central Austin’s inventory is new construction?
Not much. Builders hold 11.4% of the homes for sale, most of them in downtown towers or small infill projects in the older neighborhoods north of the university.
Builders ask a median $785,000 for their listings, against $475,000 for resales. That gap is mostly size and finish, and it means a new build is seldom the house your buyer weighs against a typical resale.
Which builders are listing in Central Austin?
Flintco leads with 11 listings, all of them downtown, and Milestone Community Builders has 6 north of the university.

What are Central Austin resale listings asking?
A median $475,000, at $448 a square foot.
More than half of them, 236 of the 459 resales, already sit below their original asking price. That is the real competition for most sellers here: a resale much like yours, often older, that has already conceded once.

Which Central Austin neighborhoods have their own report?
Five so far. Downtown, 360 Condominiums closed more sales this past year than any other single building or subdivision in Central Austin, 32 of them.
The other four are The Highlands, Hyde Park and Ridgetop in 78751, and Rosedale in 78756, each linked from its ZIP page.
What does a resale win on in Central Austin?
In my experience a resale wins on its lot and mature trees, which a new build on a cleared infill site can’t copy. It wins on a price that sits under the builder listings nearby, and on condition a buyer does not have to fix.
A resale loses when it asks a new-build price for a house that needs a roof or an AC system. Is your buyer comparing your home with a new build or a resale?
That turns on your street and your opening price. Run your address to see the exact homes a buyer could walk through alongside yours.
- A new build is the likelier rival if you own downtown near a tower with new units listed.
- A new build is the likelier rival if an infill project sits on your block in The Highlands or Ridgetop.
- A resale is the likelier rival in Hyde Park and Rosedale, where builders have few or no listings.
- A resale is the likelier rival for a condo near campus, where 78705 has no builder listings at all.
Your situation
Most Central Austin sellers are up against an older home much like their own, often one that has already cut. The new builds that are here sit mostly at higher prices.
So the useful question is which three or four listings a buyer would put beside yours at your price, and how yours compares on condition.
