Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is now a good time to sell in Blackhawk, with builders still selling next door?

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Yes, I would sell a move-in ready resale in Blackhawk now, priced against the new homes builders still have for sale here. Over the 90 days ending in mid-October, Blackhawk homes in Pflugerville sold for 95.4% of original asking, which is a balanced market for the neighborhood as a whole, and your own size and price can put you in a tighter or looser market than that. If your home needs work, I would finish it before you list, because a buyer here can tour a brand-new house the same afternoon.

What I analyzed

26 Blackhawk homeowners have trusted my real estate team to sell their home, and that count does not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

Is Blackhawk a buyer's market or a seller's market right now?

Blackhawk reaches a balanced market only on the 90-day count, and on the twelve-month view it would read as a buyer’s market. Both readings describe the neighborhood overall, and when I price one home I check where its own size and price sit, since that slice can run tighter or looser.

The two readings cover different stretches. The 90 days ran from mid-July to mid-October, mostly summer, and I see both the sale price against asking and the time to contract look better in that stretch than across the full year. Homes that went under contract this summer took a median of 59 days.

Are home prices in Blackhawk going up or down?

Price per square foot in Blackhawk fell from $197 in the prior twelve months to $192 in the last twelve months, and most of that drop comes from larger homes selling.

The median home sold grew from 2,690 to 2,816 square feet between those two years, and because the lot is a fixed cost, spreading it over more house pulls the price per foot down.

When I check pressure on price, buyers paid 93.8% of original asking over the last twelve months against 93.2% in the prior twelve months. The lower price per foot did not come from buyers bargaining harder, and for that reason I compare a Blackhawk home only with sales of a similar size.

Am I competing with new builder homes if I sell in Blackhawk?

Yes, and I put that competition at the center of any plan to sell here. Of the homes that sold in Blackhawk in the last twelve months, 87 were new construction and 107 were resales.

Builders hold 28 of the homes for sale in Blackhawk today. The builders with homes listed here include Scott Felder Homes, Coventry Homes, Caledonia Builders, Chesmar Homes, Capitol and GFO Home LLC, and a buyer touring on a Saturday can walk through your home and a brand-new one in the same neighborhood.

Homes for sale today carry a median asking price of $544,950, while the median sale since mid-July was $526,518. Asking prices on the current list sit above what buyers have recently paid, and I set a resale price from closed sales of similar homes, never from that asking median.

Older homes still sell here. Over the last twelve months, buyers closed on 42 homes built in the fifteen years before 2015, and when an owner of one of those homes asks me what the builders mean for them, I tell them buyers weigh their price per square foot and their updates against a house with nothing to fix. For a home only a year or two old, the builder’s asking price on a similar plan becomes the number a buyer holds you to.

How long does it take to sell a home in Blackhawk?

Over the last twelve months, the median cumulative days to contract in Blackhawk was 86 days, up from 70 days in the prior twelve months, and I build a seller’s plan around that longer stretch.

Blackhawk closed 194 homes in the last twelve months against 125 in the prior twelve months, which tells me buyer demand here grew, and a resale priced near what those buyers bought has that demand behind it.

How does Blackhawk compare to the rest of Pflugerville?

Blackhawk sits well above the town on price, with a median sale of $519,490 over the last twelve months against $380,000 for Pflugerville as a whole.

Buyers negotiated a little harder in Blackhawk than across town, where homes sold for 94.9% of original asking over the same twelve months.

Supply is about the same in both places, at 5.5 months here and 5.2 months across Pflugerville, and I treat a Blackhawk listing as facing roughly the same depth of competition as a listing elsewhere in town.

My team has sold 26 homes in Blackhawk, and I know the neighborhood shows up in the MLS under 47 different spellings and section names, including Fairways Of Blackhawk, Lakeside At Blackhawk and Grove at Blackhawk. I count all of them as one neighborhood when I pull these numbers.

Sell now, or wait?

I would sell now if your home is move-in ready and you are willing to price it with the builder listings in view. The sales count I showed above says the buyers are here, and a finished resale can stand next to a new home on condition.

The case for waiting is the list itself, since 64 of the 89 homes for sale are already below their original asking. If your home needs work, or you are set on a price above what recent resales of your size have brought, I would hold off, finish the work, and watch whether the builders’ share of the homes for sale and that count of reduced listings come down before you list.

Worried your Blackhawk home will get lost next to the new builds?

My team will walk through your home and show you what you are up against in Blackhawk before you set a price. The Home Competitor Analysis covers:

Your situation

If your home was built in the last year or two, a buyer puts it side by side with a builder’s plan of the same size. I would price it close to that builder listing and show the buyer what they would still have to finish and pay for after closing on the new one.

If your home is one of the older Blackhawk homes, dated finishes stand out to a buyer who toured a new house that morning. I would fix the items a new-home shopper notices first and set the price from comparable sales of homes built in the same years as yours.

If your home is already listed and has not gone under contract, another small cut puts you in the same spot as most of the other homes for sale. I would look at what sold since mid-July at your size and condition and reset the price once from those sales.
