Should I sell my Sorento home in Pflugerville now, or wait?

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Yes, I would list a home in Sorento, Pflugerville, now, as long as your first price comes from what buyers have actually paid for homes like yours. Of the 14 homes for sale in Sorento today, 8 already sit below their original asking price, and I read that as the clearest sign that a high first price does not hold here.

What I analyzed

My team has sold 2 homes in Sorento and 252 Pflugerville homes in all, and those counts do not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

Are Sorento asking prices above what buyers have paid?

On the twelve-month record they are, though the most recent sales tell a less tidy story. The homes for sale today carry a median asking price of $402,450, against a $388,500 median sale over the last twelve months.

A thin sample of 7 sales from mid-July to mid-October closed at a median of $410,000, which is above today’s median ask.

Each of those medians mixes condos with houses, and the mix shifts from one window to the next, so I would not rest a price on the gap between them. The cuts on today’s listings give me a clearer signal, because each one is a seller who started higher than buyers would pay.

Sorento has 4.7 months of supply, against 5.2 months for Pflugerville as a whole, which makes supply here a little tighter than across the town. Tighter supply has not spared sellers here from cutting, and I take that to mean first prices in Sorento have tended to run ahead of buyers.

Is Sorento a buyer's market or a seller's market right now?

I read Sorento as a balanced market on the twelve-month basis, because the most recent months had too few sales to stand on. Sorento homes sold for 94.8% of their original asking price, close to the 94.9% across Pflugerville, and that reading describes the neighborhood as a whole.

In practice, a balanced market means buyers here paid close to the first asking price but not all of it, and I build that room into any price I set for a Sorento owner before the home goes up.

Are Sorento home prices going up or down?

Price per square foot fell from $212 in the prior twelve months to $195 in the last twelve months, and the drop is large mainly because larger homes sold.

The median home that sold grew from 1,865 to 2,012 square feet between those periods. The lot is a fixed cost, and when it is spread over more square feet, each foot carries less of it.

Buyers also negotiated harder, because sale price against original asking went from 96.9% in the prior twelve months to 94.8% in the last twelve months. For you as an owner, that means a first price set high costs more today than it did a year ago.

From mid-July to mid-October, a thin sample of 7 sales brought $211 per square foot. Those were mostly summer sales, and I would not call a turn in either direction from a handful of closings.

Are condos mixed into the Sorento figures?

Yes, I count every sale filed under the Sorento name, including the ones filed as Sorento Condos, so every median on this page mixes condos with houses.

If you own a house, I would compare it with house sales of a similar size before you trust a neighborhood median. A condo owner gets a truer read from other condo sales, and I treat the two as separate markets when I price a home here.

How long does it take to sell a home in Sorento?

The median cumulative days to contract in Sorento was 46 days in the last twelve months, the same as in the prior twelve months.

In a thin sample of summer sales from mid-July to mid-October, the median was 74 days to contract, against 46 days over the last twelve months. Summer did not speed up contracts here, even though those sales brought more per square foot.

The homes for sale today have been listed for a median of 44 days. When I plan a Sorento listing, I work from the twelve-month pace because it rests on 36 sales.

Sell now, or wait?

I would list now if your home is move-in ready and your first price comes from Sorento homes like yours that have already closed. That is the one rule I hold every Sorento seller to. The listings that have already cut then work in your favor, because a buyer who tours them next to yours sees yours as the better buy from the first day.

Wait if the home needs repairs you can finish in a few weeks, or if you would only sell at the asking prices on the street today. In the second case I would rather you hold off than list high and cut later.

My team has sold 2 homes in Sorento and 252 across Pflugerville, and I read this neighborhood from those sales along with the MLS record.

Your situation

If your home is one of the larger houses in Sorento, do not judge it by the neighborhood’s price per square foot. The bigger homes that sold in the last twelve months pulled that figure down, and I price a larger home against comparable sales of a similar size.

If you own one of the Sorento condos, read the medians on this page with care, because they mix your home with houses. I would price a condo against other condo sales and judge its pace by them too.

If you have time before you list, use it to finish repairs and make the home move-in ready before the first showing. I would rather your home go up once, finished and priced right, than go up early and join the sellers here who have already had to cut.
