Now, if your home is ready to show and your asking price is based on this year’s closed sales, not last year’s. Waiting for last year’s prices hasn’t paid off here. Over the past twelve months, the typical Pflugerville home sold for $380,000, compared to $400,000 the year before. If your home needs work or you have nowhere to go yet, getting ready matters more than the calendar.

No. Over the past twelve months, the typical home in Pflugerville sold for $380,000, against $400,000 the year before. Price per square foot moved the same way, so buyers paid less for the same space.
The last three months tell the same story. The typical home that closed in that period sold for $370,000, compared to $406,000 in the same months last year. A seller who held out a year hoping to get last summer’s number back is now pricing against lower recent sales, and the chart below puts this summer beside last summer.
Yes, and more homes are selling this year than last. More buyers are coming out of the woodwork, and prices are still going down. Pflugerville closed 1,316 sales in the past twelve months, against 1,215 the year before. The last three months held steady too, with about as many closings as the same months of 2025.
The pipeline matters for anyone listing this fall. Right now 39 homes are under contract and still active on the MLS, and another 89 are pending. Those are buyers who already chose a house. Buyers keep coming here; they just pay what the house is worth to them today.
They usually end up cutting their price anyway. Of the 554 homes for sale in Pflugerville right now, 364 are already priced below their original asking price. That is about two in three sellers who started high and came down.
The sales show the cost of that. Over the last three months, 114 homes went under contract within a month of listing. Another 100 took more than three months. The quick ones were mostly priced right from the first day, and the slow ones mostly were not. Why some listings never sell at all is on Why aren’t homes selling in Pflugerville?
Yes. Pflugerville as a whole is a balanced market, with homes closing at 95.2% of their original asking price over the last three months. That is the town overall, and your price range can put you somewhere else.
Table 1. Pflugerville homes by price range. Sales are from the 90 days ending September 30, 2026; homes for sale are as of October 1, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The cheapest range in Table 1 sold at 97.3% of original asking, a seller’s market for that range. Most of the middle of town is balanced.
Homes in the high $400,000s closed at 92.2% of original asking. That is a buyer’s market for that range, so a seller there should expect to negotiate. The full scoreboard is on Is 78660 a buyer’s market or a seller’s market?
They set the pace in a lot of Pflugerville. Builders hold 182 of the 554 listings in town. Lennar has the most of them, with Ashton Woods, Brohn Homes, Taylor Morrison and Meritage Homes also selling here, and about three in ten recent sales were brand new homes.
Resale homes have held their own against them. A typical resale went under contract in 43 days, while a typical new build took 83 days. If you live near Meadowlark Preserve, Edgebrooke or Blackhawk, a buyer will likely tour a new home the same weekend as yours. Which ones, and at what asking prices, is on What is your Pflugerville home competing against right now?
The town numbers point one way, but your home decides it. Here is how I would sort it out with you at the kitchen table. Run your address to see the homes you would be up against.
Either way, holding out for last year’s price is the one plan the numbers do not support. What your home would bring today, next to a brand-new house, is on What is your Pflugerville home worth next to a brand-new house?
Pflugerville has buyers, more of them this year than last. They are paying less than they did a year ago, and two in three sellers who priced above the market have already had to come down. The sellers who did best priced to what buyers were paying from the first day.
So for your home, the real question is this: at the price you would list at, which homes would a buyer see beside yours, and would yours be the one they pick?
