Down. Over the past year, the typical Pflugerville home sold for about $20,000 less than the year before, and buyers paid less per square foot even though the homes were slightly larger. That said, the last three months have been a little better for sellers. Homes are closing closer to their original asking price than they were this time last year, and more homes have sold this year than last. Pflugerville is balanced. I judge a market by what sellers actually got, and here the typical home closed at 95.2% of its original asking price. Neither buyers nor sellers hold the upper hand across town, though that is Pflugerville overall, and your price point can put you in a different market.
Supply backs that up. The town carries a little over five months of homes for sale at the current pace of sales, which is a touch tighter than the Austin metro as a whole. Months of supply means how long it would take to sell every listed home if nothing new came on the market. Yes. Price per square foot over the past twelve months was $186, compared with $200 the year before. The median sale price moved the same way.
Because price per square foot fell along with the median, it’s not just that more smaller homes sold. Buyers are paying less for the same space. At the same time, more homes sold this past year than the year before, so buyers are here and they are buying. They are buying at prices that make sense to them, which is the gap I come back to below.
A lot in some price ranges, and hardly at all in others. About a third of the homes for sale in Pflugerville are builder listings, and close to a third of recent sales were brand new homes. Lennar has the most listings by a wide margin, with Ashton Woods, Brohn Homes, Taylor Morrison and Meritage Homes also active.
The busiest communities by sales over the past year are builder neighborhoods: Meadowlark Preserve, Lisso, Edgebrooke, Lakeside Meadows and Blackhawk. If your home sits near one of those, the house a buyer compares yours to may be a new one down the road. In older parts of town, such as Saxony, your real competition is still the neighbor’s resale. It does, and more than most sellers expect. Homes priced in the high $200,000s sold at a seller’s market pace over the last three months, closing at 97.3% of original asking. Homes from $300,000 up through the low $400,000s are in a balanced market.
Move into the high $400,000s and it becomes a buyer’s market, where homes sold further below their original asking price. Those calls apply to each price range as a whole, and your own home’s condition and location can still move it. The first one is pricing to last year. A seller who remembers what the house down the street sold for a year ago is anchored to a number buyers no longer pay. About two in three homes listed today have already cut their price at least once.
