Is now a good time to sell a home in Avalon, Pflugerville?

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Yes, now is a good time to sell a home in Avalon if your first price matches what recent buyers paid for homes like yours. In the last 90 days, Avalon homes in Pflugerville sold for 97.8% of their original asking price, a seller’s market for the neighborhood as a whole. Most of the homes for sale right now have already cut their price, which tells me many owners started too high. I would list now at a price set by recent sales of homes your size and age, and I would not start high and plan to come down.

What I analyzed

12 Avalon homeowners have trusted my real estate team to sell their home, and that count does not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

How do Avalon home prices compare with the rest of Pflugerville?

Avalon homes sell for more than the typical Pflugerville home because they are bigger. In the last twelve months the median Avalon sale was $450,000, against $380,000 across Pflugerville.

Per square foot, I see no premium at all. Avalon and Pflugerville as a whole both sold at $186 a square foot over those twelve months.

The typical Avalon home that sold had 2,632 square feet, against 2,101 for the typical Pflugerville sale, and that size gap accounts for the higher price. Age does not, because the typical home that sold here and across town was built in the same year.

Supply is tighter in Avalon, at 2.3 months against 5.2 months for Pflugerville as a whole. For you, that means a buyer shopping here has less to choose from than a buyer elsewhere in town, and a well-priced Avalon home faces less competition while it is on the market.

Do Avalon sellers get close to their asking price?

Yes, and a little closer this year than last. Over the last twelve months Avalon homes sold for 95.7% of original asking, up from 94.9% in the prior twelve months, and for you that means buyers have given a little more ground on price this year. Both years read as a balanced market for the neighborhood as a whole, a step below the seller’s market this summer shows.

I give the recent number less weight than it seems to deserve. The last three months were mostly summer, and summer buyers here paid closer to asking than buyers over the full year did.

Are home prices in Avalon going up or down?

Over the year, I see price per square foot as close to flat. It rose from $184 in the prior twelve months to $186 in the last twelve months, and part of that small rise came from smaller homes selling, since the lot is a fixed cost spread over fewer square feet.

Figure 2. Median price per square foot in Avalon, prior twelve months, last twelve months and last 90 days.

The last 90 days came in at $180 a square foot. Those weeks are part of the same twelve months, and I read that figure as the same general level as the full year, without treating it as a new fall.

The median sale price over that stretch jumped to $517,500, from $450,000 over the full twelve months. With price per square foot no higher in the same stretch, I read that jump as a change in which homes sold, and I would not price your home off either median.

Why have so many Avalon listings already cut their price?

Most of them started higher than buyers would pay for that particular house, and they are now walking it back. Of the 12 Avalon homes for sale now, 9 have already cut their price.

After those cuts, the median asking price of the homes for sale is $499,000, which is below the summer median sale. I don’t read that as these homes being cheap, because a buyer holds each one against similar recent sales, and the summer median moved with the mix of homes that sold.

Homes that sold in the last twelve months had a median cumulative days to contract of 46 days. The homes for sale now have already been listed for a median of 60 days, and that clock keeps running through every price cut. When I put those beside summer sales close to full asking, I read the long wait as a pricing problem that started with the first price.

Sell now, or wait?

I would sell now if your home can be priced at what buyers recently paid for homes of its size and age. Supply here is tighter than in the rest of Pflugerville, and buyers have been paying close to asking for homes that started at the right price.

I would wait if you need a price above what those comparable sales support, or if your home needs work you cannot finish before it goes on the market. Listing above those sales puts you with the homes that have already cut, and your days to contract keep counting through each change.

My team has sold 12 homes in Avalon, and the comparison I would run for yours is the one buyers run: the recent sales nearest your home in size, priced per square foot.

Your situation

If your home was built in 2015 or later, you are selling against near twins. Those years produced 44 of the sales in the last twelve months, and a buyer can line your home up against recent sales of the same age and size. I price these homes off those matched sales and set aside the asking prices of homes still waiting for a buyer.

If your home was built before 2015, buyers here compare it with newer houses down the street. That older group made up 19 of the sales. I would price it against the other older homes that sold, and I’d put prep money only into what keeps it from reading older than its neighbors, such as worn floors or dated fixtures.

If your home is already listed and has cut its price, you are in the same spot as most of the homes for sale around you. Before you cut again, I would line your price up against sold homes close to yours in size, and I would set aside the asking prices of the listings near you.
