Over the twelve months ending October 15, 2026, a typical Meadowlakes home in Marble Falls took 106 days to go under contract, against 77 for Marble Falls as a whole. In my read, the cause is the first price more than the competition, because nearly every home that sold was a resale and none closed at or above its original asking price.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

26 Marble Falls homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes. That includes 5 in Meadowlakes.
Every number on this page covers Meadowlakes only. What the Marble Falls market as a whole means for a seller is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro's?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Meadowlakes homes wait longer than the town as a whole, and the wait has grown. A typical home took 106 days over the past twelve months, against 97 in the twelve months before.
The last three months held only eight sales, so I treat them as a signal and not a rate. Most of those homes needed more than three months, and only one went under contract inside the first month.
Fewer homes closed in those months than a year earlier, 8 against 13. How new builds and resales compare on speed across the town is on Do Marble Falls new builds really sell faster than resales?
Price per square foot is where I read direction, and it gives two answers. Over the past twelve months it was $203, against $196 in the twelve months before.
The last three months went the other way, at $193 a square foot against $199 in the same three months last year.
The median sale price fell over the year, from $430,000 in the twelve months before to $405,000 in the past twelve months.
It fell in the last three months too, $412,500 against $450,000 in the same three months last year. A median built on this few sales moves with whichever homes happened to close, which is why I weigh the price per square foot first.

| Period | Sold | Median sale price | Median days on market | Share of original asking price | Price per square foot |
|---|---|---|---|---|---|
| 90 days ending October 15, 2026 | 8 | $412,500 | 104 days | 87.6% | $193 |
| Same 90 days, 2025 (July 18, 2025 to October 15, 2025) | 13 | $450,000 | 43 days | 94.3% | $199 |
| Twelve months ending October 15, 2026 | 34 | $405,000 | 106 days | 89.7% | $203 |
| Prior twelve months (October 16, 2024 to October 15, 2025) | 41 | $430,000 | 97 days | 92.7% | $196 |
Meadowlakes reads as a buyer’s market on the twelve months, because buyers paid 89.7% of original asking, against 92.7% in the twelve months before. That reading is for Meadowlakes overall, and a price point changes which market a home is in.
I use the twelve months because the last three months held only eight sales. Months of inventory supports the reading, at 6.4 on the twelve-month basis against 5.6 for the Austin metro.
More than half of the Meadowlakes homes for sale are priced below where they started. A seller who lists now joins a group of other Meadowlakes sellers who have already conceded once on price.
Supply is a little heavier than in the metro, at 6.8 months of inventory against 6.0. Months of inventory is how long it would take to sell every home on the market if no new ones came on.
New listings kept arriving, 15 in the last three months against 8 sales. Right now one home is active under contract and one is pending.
Builders barely register in Meadowlakes. Only one home for sale is a builder listing, from Rock & Ranch Home Builders, so a buyer who tours yours is mostly weighing it against another resale. Who is listing new homes in the rest of town, and at which prices, is on Which price ranges in Marble Falls have no builder homes competing with yours?
The town describes a Meadowlakes home only in part. Over the past twelve months Meadowlakes sold for more per square foot than Marble Falls, $203 against $171, and still waited longer for a contract.

| Measure | Meadowlakes, 90 days | Marble Falls, 90 days | Meadowlakes, twelve months | Marble Falls, twelve months |
|---|---|---|---|---|
| Homes sold | 8 | 47 | 34 | 201 |
| Median sale price | $412,500 | $344,900 | $405,000 | $340,000 |
| Median days on market | 104 days | 65 days | 106 days | 77 days |
| Share of original asking price | 87.6% | 93.9% | 89.7% | 91.1% |
| Price per square foot (median) | $193 | $180 | $203 | $171 |
The sales are mostly older homes. The median build year of what sold over the twelve months was 1999, and only a handful of the year’s sales were new builds. The resales that sold in the last three months closed at 87.4% of original asking.
In my read, the town’s figures, which include its new-build communities, are a poor yardstick for a Meadowlakes seller. The whole-town picture, with its builders and its ZIP code, is on Why is the Marble Falls housing market slower to reach a contract than the Austin metro’s?
No Meadowlakes range had ten sales in the last three months, so I read the ranges on the twelve-month basis and name it each time.
The $350,000 to $399,999 range had the most sales of any range over the twelve months and reads as a buyer’s market for that range on that basis. It has just one home for sale today.
The $450,000 to $499,999 range also reads as a buyer’s market for that range on twelve months. Every other range had fewer than five sales over the year, so I give none of them a reading.
Most of the homes for sale sit in ranges with those thin records, and the $500,000 to $549,999 range holds the most of them. The timing question for each range is on Should you sell your Marble Falls home now, or wait for a faster market?
These figures are mostly older resales, and your price range and your home’s build year decide how much of them applies. Run your address to see which homes a buyer would compare yours with.
A buyer who tours a home in Meadowlakes is mostly choosing between resales, because only one builder home is for sale there, and more than half of the other listings have already cut.
