Do Sonterra resales in Jarrell sell for less than the new builds listed beside them?

Quick answer

Per square foot, yes: in Sonterra, Jarrell, resales sold for $139 a square foot in the three months ending October 15, 2026, against $151 for new builds. Both kinds closed at a buyer’s market share of original asking, and your own price point may sit in a different market. In my read, a resale seller here prices against new builds and other resales at once.

How do resales sell next to new builds in Sonterra?

Sonterra has a real resale record. About two in three of the homes that closed in the last three months were new builds, and the rest were resales.

A resale closed at $139 a square foot, against $151 for a new build.

Resales kept slightly more of their first asking price, 92.6% against 92.0% for new builds. In my read, a gap that small does not give a resale seller room to price above the new builds.

None of the homes that closed was built before 2000, so a seller with a house built before 2000 has no closed sale of that age to point to.

How many homes for sale in Sonterra have cut their price, and who lists them?

More than half of the homes for sale in Sonterra are priced below where they started, and builders list about half of all the homes for sale.

Eleven builder names appear on the MLS record, and the table shows the top ones. Lennar lists the most, then Century Communities and D.R. Horton, and resale listings make up the other half.

Builder listings ask a median $255,445 and resale listings a median $249,500, so a resale competes at nearly the same asking number.

Which Sonterra price ranges read differently?

Three ranges had 10 or more sales in the last three months, and they do not read alike.

Table 3. Sonterra homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The $250,000 to $299,999 range reads balanced for that range, the only one of the three that does.

The $200,000 to $249,999 range reads as a buyer’s market for that range, with the most homes for sale of the three.

The $300,000 to $349,999 range also reads as a buyer’s market for that range, and its homes took the longest to go under contract.

Fewer than ten homes sold in the other ranges, so I read them on the twelve-month basis. The $150,000 to $199,999 range reads as a seller’s market on that basis, for that range alone.

The $350,000 to $399,999 range reads as a buyer’s market on the same basis, for that range alone. How the ranges change the sell-now-or-wait answer is on Should you sell your Jarrell home now, or wait?
