Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why have so many Florence sellers already cut their price while others sold fast?

Quick answer

Florence homes that sold took a median 63 days to go under contract in the three months ending October 15, 2026, and 55.2% of the homes now for sale have already cut their price. In my read, the first price is the likeliest reason some homes went under contract within a month while others waited past three.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How long do Florence homes take to sell?

Florence is a slow market, and it splits in two: 5 homes went under contract within the first month and 5 took more than three months. A listing here competes with builders such as Chesmar Homes and GFO Home as well as with other resales.

The two ends of the table hold more homes than the middle, so the median is a midpoint between two groups and few sales landed near it.

The Austin metro’s typical sale took 56 days over the same three months, against Florence’s 63, and the metro is far larger and sells many more homes.

Nearby towns land on both sides of Florence: the typical sale took 58 days in Jarrell and 81 in Liberty Hill, so Florence falls between them.

How does Florence compare with the Austin metro?

A smaller share of Florence listings failed to sell than in the Austin metro over the last three months. A listing failed to sell if it expired or was withdrawn without a sale, and as a share of every listing that reached an outcome either way, that is 28.6% in Florence against 39.9% in the metro.

The MLS does not record why any one listing failed, so the reasons on this page are my read. Florence is small, and a handful of listings moves the share. The town figures are on Is the Florence median sale price a fair guide to what your home would sell for?

What did the Florence homes that sold do?

Sold homes gave ground on price. Only 13.3% of the Florence homes that closed did so at or above their original asking price, which is 2 homes, so the base is small.

Resales that sold took a median 67 days to go under contract, against 63 for the town. Four new builds closed in the same three months, too few for me to give a median price or speed for them. Who the new-build sellers are, and what they list at, is on Could Chesmar Homes or GFO Home change what your Florence home can ask?

Is new supply arriving faster than homes sell?

In the last three months, 22 new listings came on the market while 15 homes closed, so new supply outran closings over that period.

The homes now for sale have been listed a median 59 days so far. Whether a listing that waits should cut, hold or pull back is on Should you sell your Florence home now, knowing buyers pay under the first price?

Does my price range make a difference?

Florence has too few sales in each price range for a three-month reading, so I cannot say how fast homes in your range went under contract. The one range with a twelve-month reading of its own is on Should you sell your Florence home now, knowing buyers pay under the first price?

If your home sits in any other range, the town figures on this page are the nearest guide, and a walkthrough fills in the rest.

What does the Florence record leave out about a listing that waits?

The MLS shows the price, the days and the cuts. It records nothing about how a listing was photographed, shown or answered, and nothing about the condition of the house, so two of the three causes I look for stay with you.

On your own listing, check where the first price sits against recent closings, how quickly every buyer inquiry gets an answer, and how the house compares with the one a buyer toured before yours. The price part has data behind it on What is your Florence home worth when new builds in town ask such different prices?

Is your home at risk of waiting for a buyer?

A few things raise or lower the odds, and you can check most of them yourself. If that is you, the fastest way to know is to run your address.

Your situation

A Florence listing is read against the one a buyer saw just before it, and that may be a Chesmar Homes or GFO Home listing, or a resale that has already cut.

The question for your home: with the first price you have in mind, the marketing it would get and the condition it is in, which of the listings near you would a buyer pick instead?

Why does a Florence listing wait for a contract?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Florence’s record covers the price part of that and leaves out the other two. The MLS shows prices and days, and it does not show promotion or the house itself.
