Over the twelve months ending October 15, 2026, Florence’s median sale price was $699,500, against $542,500 in the twelve months before. In my read it is a poor guide to an older Florence home, because Feathergrass, a newly built community that led every Florence subdivision by closings, lifts it.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

14 Florence homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Florence reads as a buyer’s market over the last three months and as a balanced market over the last twelve, so the period you pick changes the reading. Homes closed at 89.2% of their original asking price over the last three months, which is a buyer’s market by the rule I use. Over the past twelve months the same measure was 96.4%, which is balanced. In my read the gap between the two may be partly mix: the twelve months include 17 new builds and the last three months include 4.
Both readings are for the town overall. A price point changes which market a home is in, and Florence is small enough that most price ranges had too few sales in three months to read at all, so I read ranges on the twelve-month basis and say so when I do. The table below sets the town beside the Austin metro for the last three months.

Months of inventory is the supporting number, and it sits near the metro’s: Florence carries 5.8 months against 6.0 for the Austin metro. Months of inventory means how long it would take to sell every home on the market if no new ones came on. Supply is close to the metro’s, so in my read the buyer’s market reading comes from price, and many Florence listings have already come down from where they started.
The median sale price is higher on the twelve-month figures, and the price per square foot is not. Florence’s median sale price was $699,500 over the past twelve months, against $542,500 in the twelve months before.
Price per square foot is the better test of direction, and it was $271 over the past twelve months against $274 in the twelve months before. The space itself sold for about the same money.
The two measures fit together if the homes that sold this year were larger or newer. In my read that is Feathergrass, which led every Florence subdivision by closings over the past twelve months, and the typical home that sold there was newly built. The owner of an older home should not take the town median as a price for that house. What a buyer would pay is on What is your Florence home worth when new builds in town ask such different prices?
Builders hold 27.6% of the homes for sale in Florence, and the MLS record shows 3 builder names on those listings, with GFO Home and Chesmar Homes the largest. Feathergrass is the one subdivision name the MLS carries on builder listings.
The sales side is smaller. New builds were 26.7% of the closings over the last three months and 35.4% over the past twelve, so resales still make up most of what closes, and an older home competes mostly with other resales.
Who is listing, what they ask and where is laid out on Could Chesmar Homes or GFO Home change what your Florence home can ask?
Florence is small, and every three-month reading comes with that warning. Florence closed 15 homes in the last three months, against 3 in the same three months last year, so one or two sales can move a three-month figure. That is why I put the twelve-month basis beside every three-month reading.
For the same reason this page shows no price-range table, because no range had enough sales in three months to fill one. The one range with a twelve-month reading of its own is covered on Should you sell your Florence home now, knowing buyers pay under the first price?
Reading the town median as your own price is the first risk. A median lifted by a newer community can send the owner of an older home to the wrong first number, and what a buyer would pay for your home beside a new build is on What is your Florence home worth when new builds in town ask such different prices?
The second is a first price the market has already moved off. Many Florence listings have come down from where they started, and why some homes go under contract fast while others wait is on Why have so many Florence sellers already cut their price while others sold fast?
The third is trusting a single quarter from a market this small. The case for listing now or waiting, range by range, is on Should you sell your Florence home now, knowing buyers pay under the first price?
Start with the question that is bothering you most. If it is timing, read Should you sell your Florence home now, knowing buyers pay under the first price? Florence is one town with at least two price worlds in it. Feathergrass sells new homes, Florence City sells older ones, and the town numbers describe neither of them exactly.
So for your home: which of the two is yours closer to, and what has actually closed near your price?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
How that gap shows up in Florence sales, and what it means for timing, is on Should you sell your Florence home now, knowing buyers pay under the first price?
Watters International Realty is a Texas real estate brokerage, and I am its broker of record. This page is based on Unlock MLS data analyzed on October 16, 2026. 14 homes sold by Watters International Realty in Florence (Unlock MLS, all time). Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Florence; the Williamson Central Appraisal District holds the record for any specific parcel. Known unknowns: Florence did not meet the sales floor for its own ZIP scoreboard, so this page gives no ZIP breakdown; WIR’s New Construction Inventory sheet carried no rows for Florence builders or communities when it was read, so no builder price range, incentive or rate is published; Florence has no neighborhood pages yet; and the MLS does not record why an individual listing failed to sell.
You get the sales nearest your home, what your part of Florence did over the year, and a walkthrough before any pricing talk.
