Florence resales that closed in the three months ending October 15, 2026 sold for a median $400,000, the middle of only 11 homes of very different sizes and ages. In my read, new builds such as Chesmar Homes and GFO Home ask such different prices that no single one sets your number.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

14 Florence homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.

New builds for sale in Florence, from Ark-La-Tex to Chesmar Homes, ask anywhere from $560,000 to $1,120,253, so there is no single new-build number to price your home against.
Per square foot, the asking medians are $268 for builder listings and $298 for resale listings.
Asking to asking, resale listings ask more per square foot than builder listings do. In my read that is the case a resale has to make on condition, lot and location, and the way to check it is a walkthrough. Which builders list where is on Could Chesmar Homes or GFO Home change what your Florence home can ask?
Over the last three months, resales sold for a median of $223 per square foot, at 88.9% of original asking.
New builds closed too rarely in the same three months for me to give a sold price for them, so the record cannot yet show what a new build in Florence sells for. Asking prices and sold prices are different measures, so I do not set the builders’ asking prices beside these sales.
The town as a whole, resales and new builds together, closed at a median $615,000, or $239 per square foot, over the last three months.
A median mixes small homes and large ones, and in a town where so few homes close, the middle sale can change from one quarter to the next. In my read, line up size first, then price per square foot, and only then compare two prices. The twelve-month median and how it compares with last year are on Is the Florence median sale price a fair guide to what your home would sell for?
How long homes took is on Why have so many Florence sellers already cut their price while others sold fast? and the timing question is on Should you sell your Florence home now, knowing buyers pay under the first price?
Size comes first, then age and condition, then the street and the lot. The MLS records size, which was a median 2,232 square feet for the last three months, and build year, and the homes that closed in the last three months ranged from before 2000 to 2025 or later, so a typical figure blends very different houses.
The MLS does not record condition, updates or how a house shows, which are the parts a buyer notices on a tour. In my read, that is where a resale next to a new build earns or loses its price, and it is the part only a walkthrough can see.
The appraisal district’s figure is set each year for tax purposes, while a buyer’s price is settled in the contract between buyer and seller. I do not predict appraisal outcomes, and the walkthrough is the only route to a number for your home.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Williamson Central Appraisal District (https://www.wcad.org). What WIR can tell you is what a buyer would pay.
For a Florence resale, the answer turns on the house itself and on the price you open at. If that is you, the fastest way to know is to run your address.
What your buyer weighs yours against is on Could Chesmar Homes or GFO Home change what your Florence home can ask?
A buyer in Florence can set your home beside a Chesmar Homes, GFO Home or Ark-La-Tex listing, and each asks something different. The figures above describe other houses, and the walkthrough is the one step that looks at your condition, your street and the homes your buyer will weigh it against.
The question is this: with your home as it stands this month, what number would a buyer put on the contract?
